At Lynch Brother Homes, we have built a business where the QS function sits at the centre of delivery, not on the margins of it.<\/p>\n<p>We are looking for a detail-oriented, experienced quantity surveyor to take full ownership of the commercial side of our residential projects across Oxford and Oxfordshire. This is not a token role within a site-led operation. You will be embedded in a collaborative team that genuinely values cost management \u2014 and you will have the structure, support and autonomy to do the job properly.<\/p>\n<p><strong>Pay:<\/strong> \u00a350,000\u2013\u00a375,000 per year <strong>Job Type:<\/strong> Full-time, permanent <strong>Location:<\/strong> Oxford and Oxfordshire \u2014 in person<\/p>\n<hr \/>\n<h2>What You Will Own<\/h2>\n<p>This is a full quantity surveying role with end-to-end commercial responsibility across our portfolio of high-end residential projects \u2014 bespoke new builds, extensions, conversions and refurbishments. You will be managing:<\/p>\n<ul>\n<li>Preparing detailed cost estimates, budgets and Bills of Quantities for each project<\/li>\n<li>Monitoring expenditure closely and ensuring all works are delivered within agreed budgets<\/li>\n<li>Carrying out regular site visits to assess progress, measure completed works and ensure accuracy of valuations<\/li>\n<li>Taking full ownership of variations and additions \u2014 pricing, recording and agreeing all changes accurately<\/li>\n<li>Maintaining clear, accurate records of project costs, variations and contractual changes throughout every build<\/li>\n<li>Identifying potential cost overruns early and providing practical solutions before they become problems<\/li>\n<li>Working closely with project managers, site teams and external consultants to ensure cost efficiency and smooth delivery<\/li>\n<li>Ensuring all work is carried out in line with relevant regulations, contracts and industry standards<\/li>\n<\/ul>\n<p>You will be working within a company that has invested heavily in its planning, coordination and back-office operation. That means you will have the information, access and support you need to manage costs proactively \u2014 not reactively.<\/p>\n<hr \/>\n<h2>What We Expect<\/h2>\n<p>We have earned our reputation across Oxfordshire through meticulous delivery, and the commercial management behind that is a major part of why. The right candidate will bring:<\/p>\n<ul>\n<li>Proven experience as a quantity surveyor within the construction industry, ideally residential<\/li>\n<li>Strong knowledge of cost control techniques, estimating and financial management<\/li>\n<li>A solid understanding of construction methods, materials and contractual procedures<\/li>\n<li>Excellent organisational skills and the ability to manage multiple live projects simultaneously<\/li>\n<li>Strong communication and negotiation skills, both written and verbal<\/li>\n<li>A sharp eye for detail and the discipline to maintain accurate records across every project<\/li>\n<li>A relevant professional qualification such as MRICS or equivalent is desirable but not essential \u2014 what matters most is proven capability and the right approach<\/li>\n<\/ul>\n<p>We are looking for someone who wants genuine ownership of the commercial function within a growing company.
