Lynch Brother Homes delivers exceptional building services throughout Bodicote and North Oxfordshire, backed by over 40 years of construction expertise. We’re a third-generation family business where directors Henry and John Lynch personally oversee every project with the hands-on involvement that comes from both starting their careers as apprentice carpenters.
Our team of 50+ skilled professionals provides comprehensive building solutions β from home extensions and loft conversions to complete renovations and new builds β throughout Cherwell and beyond. TrustMark registration, Federation of Master Builders membership, and multiple Oxfordshire Business Awards demonstrate our commitment to the highest industry standards, whilst our approach to quality, communication, and client care sets us apart in an industry where shortcuts too often compromise results.
We serve all Bodicote postcodes (OX15) including the historic village centre with its conservation area, Longford Park development, Cotefield Drive, Whitechapel Gardens, and throughout the parish. Our coverage extends across North Oxfordshire to neighbouring communities including Banbury, Adderbury, Bloxham, Cherwell Heights, King’s Sutton, Deddington, and surrounding villages. We’re based in Cumnor near Oxford, providing regular service throughout Cherwell District.
Absolutely. Bodicote’s Conservation Area was designated in 1988, protecting the historic village centre with its listed buildings, including the Grade II* Church of St John the Baptist with its 13th-century chancel arch, and period properties along Oxford Road. We understand the planning sensitivities and technical requirements for working in designated conservation areas. Our experience with period buildings means we respect original features whilst delivering modern improvements that comply with conservation requirements and enhance rather than compromise architectural character.
We’re a genuine family business spanning three generations. Directors Henry and John Lynch both started as apprentice carpenters β Henry won Oxfordshire’s Best Apprentice Award β and now manage projects personally rather than delegating to coordinators. The Lynch Group structure includes five specialist companies: Lynch Brother Homes for main construction, J&H Lynch for liquid screed and rendering, and Noble Painting & Decorating for high-end finishes. This provides comprehensive in-house capabilities without the coordination challenges and quality variations inherent in multi-contractor projects. Most of our work comes through recommendations β the strongest possible endorsement.
Yes, extensively. Bodicote offers fascinating architectural diversity β from historic cottages and Georgian properties in the conservation area to contemporary homes in Longford Park and other modern developments. Period properties require sympathetic renovation respecting original character whilst incorporating modern systems. Modern properties need updating that improves functionality without unnecessary interference. Our experience spans both contexts, ensuring appropriate approaches for your specific property type.
We guide clients through Cherwell District Council’s planning process from initial concept to approval. Our experience with North Oxfordshire planning requirements β particularly around conservation areas and village settings β helps secure permissions efficiently. We prepare detailed drawings, handle building regulations submissions, and liaise directly with planning officers. For many extensions and loft conversions, we can assess whether permitted development rights apply, potentially eliminating full planning permission requirements.
We provide complete building services including single and two-storey home extensions, loft conversions (dormer, mansard, velux, hip-to-gable), comprehensive property renovations, new builds and self-build support, kitchen installations, bathroom installations, roofing, carpentry and joinery, specialist liquid screed flooring through J&H Lynch, and professional decoration through Noble Painting & Decorating. View our complete range of building services for full capabilities.
Construction excellence doesn’t develop overnight. When your grandfather worked on, what would eventually become, Oxford’s Clarendon Centre in the 1950s, your father established a building company in 1984, and you’ve spent your entire career perfecting the craft, that accumulated wisdom influences every project.
Henry Lynch started as an apprentice carpenter 14 years ago, earned Oxfordshire’s Best Apprentice Award presented by Oxford’s Mayor, and now serves as Managing Director across five companies within the Lynch Group. Brother John followed the same path β apprentice to director β bringing 18 years of hands-on building experience. These aren’t executives managing from offices. They’re skilled tradespeople who understand construction intimately because they’ve done it themselves, and they remain personally involved in every project.
Our 50+ professionals include experienced project managers, skilled carpenters and joiners, expert tradespeople across all disciplines, and dedicated office staff keeping projects coordinated. TrustMark registration and Federation of Master Builders membership confirm adherence to rigorous industry standards. Multiple Oxfordshire Business Awards β including Young Business Person of the Year for Henry Lynch and Property Developer of the Year recognition β validate our reputation throughout the region.
The Lynch Group structure provides comprehensive capabilities rarely found in building companies. Lynch Brother Homes handles your construction. J&H Lynch β recognised throughout England for specialist expertise β delivers liquid screed flooring and external rendering. Noble Painting & Decorating provides high-specification finishing touches. This integrated approach eliminates coordination challenges and quality variations typical of multi-contractor projects. Single-point project management, consistent standards, clear communication throughout.
Most importantly, family values remain central despite four decades of growth. We approach every project like it’s personal β because to us, it is. Your home matters. Your concerns deserve attention. Your project merits the same care we’d demand for ourselves. The majority of our work arrives through recommendations and repeat business. That endorsement speaks louder than any marketing.
Bodicote properties β whether period cottages in the conservation area or contemporary homes in Longford Park β often benefit from well-designed extensions adding functional space whilst complementing existing architecture. The village’s position just south of Banbury means properties vary significantly in style, age, and constraint.
Create open-plan kitchen-dining areas, garden rooms, or home offices. Modern glazing configurations bring natural light deep into properties. For Bodicote homes, we consider orientation, neighbouring properties, and how extensions integrate with existing buildings. Period properties in the conservation area require particular sensitivity to materials and proportions. Modern developments like Longford Park offer different opportunities.
Maximise site efficiency, adding ground floor living space plus bedrooms or bathrooms above. The structural considerations are complex β foundations, load-bearing calculations, roof integration β but when designed properly, two-storey extensions transform properties. For Bodicote’s mix of detached, semi-detached, and terraced properties, we ensure designs suit your specific situation.
Whether extending a historic cottage near St John the Baptist Church or adding modern space to a property in Cherwell Heights, our extension services deliver designs respecting your property’s character whilst creating valuable additional living space. Our Cherwell planning expertise helps navigate requirements efficiently.
Many Bodicote properties feature generous roof spaces representing significant untapped potential. Loft conversions provide cost-effective additional accommodation without reducing garden size or requiring foundation work β particularly valuable where plot sizes may be constrained.
Add substantial headroom and usable floor area. Rear dormers often qualify for permitted development rights, potentially eliminating planning permission requirements. Front dormers require more careful consideration, especially for properties within or visible from the conservation area where street scene impacts matter.
Suit properties where existing roof pitch provides adequate headroom. Well-positioned roof windows deliver excellent natural light whilst maintaining external appearance β important for conservation area properties and maintaining village character. This approach often represents the most cost-effective conversion method.
Maximise available space through near-vertical roof slopes. The approach suits properties where maximum space gain justifies additional structural work. We handle all technical aspects including structural calculations, fire safety provisions, and staircase integration.
Work well for Bodicote’s numerous semi-detached properties, converting sloping hip ends to vertical gables for increased space. Combined with rear dormers, this approach maximises loft potential whilst maintaining front elevation appearance.
Every loft conversion includes structural work, new staircases, complete electrical installation, heating integration, insulation to current standards, plastering and decoration, and floor finishes. We coordinate all building regulations submissions and inspections. The result: fully compliant, high-quality living space adding genuine value to your Bodicote property.
Bodicote’s architectural diversity demands varied renovation approaches. Period properties in the conservation area require sympathetic treatment respecting original character. Modern homes need updating improving functionality without unnecessary interference with sound construction.
Might include structural repairs addressing decades of settlement, damp treatment using breathable materials appropriate for traditional construction, replastering using lime-based products where beneficial, careful window restoration preserving original features, modern heating systems integrated discretely, updated electrical installation meeting current standards, and sympathetic bathroom and kitchen upgrades balancing heritage with convenience.
Historic Bodicote properties β including cottages, Georgian houses like Bodicote House, and Victorian terraces β built with traditional materials demand particular understanding. We source appropriate materials, use proven techniques for traditional construction, and ensure modern interventions complement rather than compromise architectural integrity. The goal: homes honoring their heritage whilst providing comfortable contemporary living.
Focus on updating finishes, improving layouts for current lifestyles, enhancing energy efficiency, and incorporating contemporary design whilst maintaining structural integrity. Bodicote’s modern housing stock β including developments like Longford Park β often benefits from comprehensive updates addressing tired kitchens, dated bathrooms, and inefficient systems as properties age.
Our renovation services cover everything from cosmetic updates to complete property refurbishment. We handle planning and building regulations, project-manage all trades, and deliver cohesive results reflecting thoughtful design rather than piecemeal improvements.
Building new homes in Bodicote requires understanding village planning context, design expectations within an established community, and technical requirements for modern construction standards. We provide comprehensive new build services from initial planning through to completion.
For self-builders, we offer flexible support models: complete management handling everything from foundations to decoration, construction coordination where we manage trades whilst you control overall direction, or specific packages for particular aspects. Our experience helps navigate technical challenges and ensures projects progress efficiently without costly delays or mistakes.
We’ve developed expertise in sustainable building methods including PassivHaus construction and EnerPhit retrofits. These approaches deliver exceptional energy efficiency, reduced running costs, and enhanced comfort β increasingly relevant as building regulations evolve toward net-zero targets. Modern construction standards demand this expertise.
Our new build services include planning and design support, building regulations approval, groundworks and foundations, full structural construction, all first and second fix trades, and external works. Single-point project management throughout provides accountability and maintains quality standards.
Kitchens represent significant investment and family life centres. We deliver complete kitchen installations combining beautiful design with practical functionality for Bodicote households.
Our service includes design consultation maximising space and workflow, full removal of existing kitchens, any necessary structural alterations, complete plumbing installation, comprehensive electrical work with appropriate lighting, plastering and preparation, quality unit installation, worktop templating and fitting, integrated appliances, tiling and flooring, and final decoration.
We work with your chosen kitchen supplier or recommend quality providers we regularly collaborate with. What matters: precise installation ensuring everything functions perfectly and looks outstanding. Bodicote properties ranging from compact period cottages to spacious family homes in Longford Park each benefit from kitchens designed specifically for their context and occupants’ lifestyles.

Bathroom installations demand technical precision. Plumbing, electrical work, waterproofing, tiling, and ventilation must integrate flawlessly to prevent future problems. We’ve completed hundreds of bathroom projects, understanding how proper installation the first time avoids expensive remedial work later.
Whether creating new bathrooms, refurbishing existing spaces, or converting additional rooms, we handle complete installation including full plumbing, electrical work and lighting, proper ventilation systems, expert waterproofing, quality tiling to walls and floors, sanitaryware installation, heated towel rails, and decoration.
For period Bodicote properties, we balance modern convenience with architectural sympathy. Contemporary bathrooms can complement traditional buildings when designed thoughtfully. Our approach ensures bathrooms function perfectly whilst respecting your property’s character.
Our bathroom installation services deliver complete project management from design through completion, ensuring every technical aspect meets rigorous standards.
Beyond major projects, we provide comprehensive building capabilities throughout Bodicote:
We cover new roofs, re-roofing, repairs, and maintenance. We work with traditional tiles, slate, and modern materials, ensuring weather-tight performance and proper ventilation. Bodicote properties feature varied roof styles requiring different approaches.
Remains central to quality building. Our in-house carpenters handle bespoke joinery, staircases, fitted wardrobes, traditional timber repairs, and structural carpentry. This craft heritage β passed through generations β shows in details distinguishing good work from exceptional results.
Through J&H Lynch β England’s leading specialists β provides superior floor finishes with excellent thermal properties. Ideal for underfloor heating systems and achieving perfectly level surfaces, liquid screed delivers professional results for both new builds and renovations.
Protects properties and enhances appearance. Whether restoring period render on Bodicote’s older buildings or applying modern render systems to contemporary properties, proper application ensures long-lasting weather protection.
Through Noble Painting & Decorating provides high-specification finishing. From period properties requiring sympathetic decoration schemes to contemporary spaces demanding flawless finishes, professional decoration transforms good building work into outstanding results.
Addresses moisture problems properly. We identify causes rather than symptoms, implement appropriate solutions, and ensure properties remain dry and healthy.
Quality building begins with thorough planning. Every project starts with detailed consultation understanding your requirements and identifying potential challenges early. For Bodicote properties, this might include conservation area requirements, working with period building materials, or managing projects within modern developments where consistency matters.
Our project management provides clarity throughout:
Initial consultation: We visit your property, discuss requirements, take detailed measurements, and provide honest feasibility assessment. This consultation costs nothing but delivers valuable insight into what’s possible and sensible approaches.
Detailed quotation: We prepare comprehensive quotes itemising all works. No hidden costs or vague pricing. You understand exactly what’s included before committing to anything.
Planning and regulations: We handle planning submissions, building regulations applications, and liaison with Cherwell District Council throughout approval processes. Our experience smooths this often challenging phase.
Project delivery: Work proceeds according to agreed schedules. We maintain clean, safe sites, communicate regularly about progress, and address questions promptly. Weekly team coordination meetings ensure everyone understands priorities and timelines.
Quality focus: We use appropriate materials, ensure proper installation, and rigorously check work quality. Cutting corners doesn’t feature in our approach. Quality costs initially but pays dividends throughout your property’s lifetime.
Completion and handover: Projects aren’t finished until you’re completely satisfied. Final touches matter. We provide proper documentation, guarantees, and remain available for follow-up questions.
This systematic approach β refined through 40 years β delivers projects meeting expectations for quality, timescales, and cost.
We’re not budget builders competing on lowest price. We focus on delivering value β exceptional quality lasting decades. Budget operators cut corners with inferior materials, rush installations, or subcontract to whoever’s available cheapest. We invest in proper materials, employ skilled tradespeople directly, and take necessary time to do things right. The difference shows immediately and proves itself over years.
Third-generation family businesses understand reputation matters above short-term profit. Directors Henry and John Lynch remain personally involved in projects, ensuring the quality and communication earning multiple business awards. You’re working with people who care about their craft and their reputation, not project managers juggling dozens of jobs simultaneously.
The Lynch Group structure provides capabilities most building companies cannot match. Main construction through Lynch Brother Homes. Specialist liquid screed and rendering through J&H Lynch. High-end decoration through Noble Painting & Decorating. This integration means consistent quality, clear communication, and single-point management. No subcontractor coordination problems, no quality variations between trades, no confusion about responsibility.
Building projects involve complexity and disruption. Clear communication makes everything easier. We explain processes honestly, provide realistic timescales, update you regularly, and address concerns promptly. You’re never wondering what’s happening or when things will be finished.
Forty years serving Oxfordshire means understanding local building types, planning requirements, ground conditions, and architectural contexts. For Bodicote specifically, this includes conservation area sensitivities, Cherwell planning policies, working with both period properties and modern developments, and respecting village character. Local expertise helps navigate challenges smoothly.
Building remains a craft despite modern materials and techniques. Quality work requires skill, attention to detail, and pride in execution. Our in-house teams understand this. The carpenters, joiners, project managers, and tradespeople we employ share our quality commitment. This shows in how buildings look, how they function, and how they endure over time.
Bodicote’s recorded history stretches back to the Domesday Book of 1086, which records a mill on the Sor Brook β one of four mills noted in the wider Adderbury survey, all of which were watermills (windmills were not introduced to England until c.1185). The name derives from the Anglo-Saxon personal name Boda, and evidence suggests Bodicote began as an offshoot from neighbouring Adderbury.
St John the Baptist Church β a Grade II* listed building β features a chancel arch dating from the 13th century. The church served as a chapel of ease for St Mary the Virgin in Adderbury until 1855, when Bodicote became a separate civil and ecclesiastical parish. In 1844, architects John Plowman and H.J. Underwood effected almost complete rebuilding, including replacing the old tower with the current west tower. The tower’s original peal of five bells was cast in 1843 by Thomas Mears; three further treble bells were added in 1974, cast by the Whitechapel Bell Foundry, bringing the total to eight. The tower contains an iron-framed turret clock made by John Wise of London in 1700 β a remarkable timepiece still keeping watch over the village.
Sor Brook forms the boundary between Adderbury and Bodicote parishes and historically powered a watermill, reflecting the area’s agricultural heritage. Medieval Bodicote was apparently smaller than either of the two Adderburys, but by the 16th century may have outstripped Adderbury West in population, though not in wealth. By 1642, 91 residents took the Protestation Oath.
The village’s growth connected with the weaving industry’s development in Banbury and other North Oxfordshire villages. By 1801, Bodicote with 574 inhabitants was far more populous than Adderbury West, and numbers reached 779 by 1831 before declining through the 19th century as industrialisation drew workers to larger towns.
Bodicote House β a large Georgian building with Victorian additions β served as the local council’s principal office from 1952, when the Banbury Rural District Council acquired it, before passing to its successor, Cherwell District Council, when that was created in 1974. The council announced plans in 2023 to relocate headquarters to Banbury’s Castle Quay shopping centre and sell the Bodicote House site, marking the end of an era for this significant building.
The village conservation area was designated in 1988, recognising the special architectural and historic interest of the village centre. Listed buildings and heritage properties cluster around Oxford Road, Church Street, and the historic core, representing centuries of architectural development.
Longford Park represents Bodicote’s most significant modern development. Approved in 2006 despite a 20,000-signature petition, approximately 1,070 houses have been built east of the village and south of Cherwell Heights, along with local shops, a primary school, community centre, and other facilities. This substantial development has transformed Bodicote’s population and character whilst the historic village centre retains its conservation area protection.

Planning requirements depend on project type, scale, and location. Many extensions and loft conversions qualify for permitted development rights, eliminating planning permission needs. Properties within the conservation area face additional considerations affecting permitted development. We assess your specific situation during initial consultation, advising whether planning permission is necessary and managing applications if required. Our Cherwell planning experience helps secure approvals efficiently.
Costs vary based on project scope, property type, and specifications. As guidance: single-storey extensions typically range Β£30,000-Β£50,000, two-storey extensions Β£55,000-Β£90,000+, loft conversions Β£35,000-Β£55,000, kitchen renovations Β£12,000-Β£25,000, and bathroom installations Β£7,000-Β£14,000. Period properties within the conservation area may affect pricing due to specialist materials or techniques required. We provide detailed, itemised quotations following site visits and proper assessment.
Absolutely. Bodicote’s conservation area and various listed buildings require sympathetic treatment. We understand traditional construction techniques, appropriate materials for period properties, and how to integrate modern systems without compromising architectural character. Listed building consent processes, when necessary, are managed efficiently through our Cherwell planning experience. Our approach respects original features whilst delivering contemporary comfort standards.
Timescales depend on project complexity and scope. Kitchen installations typically take 2-3 weeks, bathroom installations 1-2 weeks, single-storey extensions 8-12 weeks, two-storey extensions 12-16 weeks, and loft conversions 6-10 weeks. Planning permission processes add 8-13 weeks before work commences. Conservation area applications may require additional time. We provide realistic schedules during initial consultation and maintain them through proper project management.
All work carries appropriate guarantees depending on project type. As TrustMark registered builders and Federation of Master Builders members, we operate to industry standards for guarantee provision. Structural work, roofing, electrical installation, plumbing, and other aspects each have appropriate warranty periods. We explain guarantee coverage during initial consultations and provide documentation at completion. Our 40-year reputation depends on standing behind our work.
Professional site management makes significant difference. We maintain clean work areas, protect existing spaces properly, control dust through barriers and extraction, remove waste regularly, and communicate schedules clearly. For occupied renovations, we can work room-by-room where practical. Our teams arrive punctually, work efficiently, and respect your home and Bodicote’s village setting. Weekly coordination meetings prevent delays extending disruption unnecessarily.
Yes, extensively. Longford Park and other modern Bodicote developments represent significant portions of current housing stock. While these properties don’t require the conservation area considerations of historic village properties, they benefit from quality building work addressing extensions, loft conversions, kitchen and bathroom updates, and general maintenance as properties age. Our experience spans both period and modern properties, ensuring appropriate approaches for your specific situation.
