When your East Hendred home requires expert building services, you need builders who appreciate both the village’s remarkable heritage and modern living requirements.
Lynch Brother Homes combines 40+ years of experience with three generations of family building expertise, delivering extensions, loft conversions, renovations, and new builds throughout the Vale of White Horse. Our team of 50+ qualified professionals holds TrustMark registration and Federation of Master Builders membership, providing complete services from planning permission through to final finishes.
Whether you’re extending a period cottage near St Augustine’s Church or modernising a contemporary property, we bring award-winning craftsmanship and transparent communication to every project—backed by professional credentials and an uncompromising commitment to quality.
We serve all areas throughout East Hendred’s OX12 postcodes, from properties near Champs Chapel Museum to homes along the High Street, Newbury Road, and throughout the village. Our work extends across the Vale of White Horse including West Hendred, Wantage, Didcot, Harwell, Ardington, Chilton, and the wider region.
Absolutely. East Hendred’s architectural heritage ranges from medieval cruck cottages to Georgian buildings, and we have extensive experience working with period properties. We understand how to balance preservation with modernisation, work sensitively with historic structures, and navigate conservation requirements where they apply.
Yes, we’re TrustMark registered—the Government-endorsed quality scheme—and proud members of the Federation of Master Builders. We carry comprehensive insurance, provide written contracts for all projects, and deliver work that meets all building regulations and planning requirements through Vale of White Horse District Council.
Three generations of family building heritage spanning 75+ years, beginning with our grandfather in the 1950s. Henry Lynch, our Managing Director, won Young Business Person of the Year at the Oxfordshire Business Awards, and we’ve been recognised as Business of the Year finalists at the Jack FM Brick Awards. We employ over 50 professionals directly—no subcontracting for core trades—and most work comes from personal recommendations.
Timescales vary by project complexity, but we provide realistic estimates during consultation and maintain them. Single-storey extensions typically take 8-12 weeks, loft conversions 6-10 weeks, complete renovations 12-16 weeks depending on scope. We coordinate work efficiently to minimise disruption whilst maintaining uncompromising quality standards.
Our family’s building tradition began with grandfather John T Lynch in the 1950s, working on major Oxford projects including what’s now the Clarendon Centre in central Oxford. His son John established Lynch Building Contractors in 1984, laying foundations for the reputation we maintain today. Now brothers Henry and John Lynch represent the third generation, continuing this tradition of quality craftsmanship and personal service.
Henry Lynch’s progression from apprentice carpenter to Managing Director exemplifies our commitment to excellence. Beginning 14 years ago, he won Oxfordshire’s Best Apprentice Award (presented by the Mayor of Oxford), advanced through project management, and now leads the entire Lynch Group—five specialist companies providing comprehensive building services. His dedication earned him Young Business Person of the Year at the Oxfordshire Business Awards, reflecting our team’s collective professional standards.
We’ve also been recognised as Business of the Year finalists at the Jack FM Brick Awards and as Property Developer of the Year at the Oxfordshire Business Awards. These accolades matter, but our real credentials come from satisfied clients who recommend us to friends, family, and neighbours. Most projects originate from personal referrals—homeowners so pleased with their experience that they become advocates for our work.
With 50+ skilled professionals working directly for us—carpenters, electricians, plumbers, plasterers, and finishing specialists—we control quality at every stage without relying on unknown subcontractors. Our TrustMark registration and Federation of Master Builders membership demonstrate professional standing, whilst our track record demonstrates capability.
This reputation has been built project by project over four decades: delivering what we promise, maintaining professional standards, communicating transparently, keeping sites clean and organised, and treating every home with the respect it deserves. Some clients return years later for additional projects, others refer us before their own work is completed.
East Hendred’s diverse architectural landscape—from medieval cruck cottages and period properties to contemporary homes—means every extension requires thoughtful design. We create additions that enhance your living space, complement your property’s character, and maximise the value of your investment whilst respecting the village’s distinctive heritage.
Single-storey extensions provide versatile additional space: open-plan kitchen-diners that become family hubs, ground-floor bedroom suites for accessibility, dedicated home offices for remote working, or utility rooms that free up kitchen space. Two-storey extensions deliver substantial square footage—bedrooms above, living areas below—creating significant transformation whilst preserving garden space. Side returns convert underused passages into functional rooms, and wrap-around extensions combine multiple walls for dramatic reconfigurations.
Our extension service encompasses everything: architectural design working within your budget and vision, planning permission applications through Vale of White Horse District Council, building regulations compliance ensuring safety and legality, structural calculations and engineer certifications, complete construction including groundworks and foundations, all electrical and plumbing installations, heating system extensions, and high-quality finishes from plastering through to decoration.
For period properties, we take particular care to use appropriate materials, match existing architectural details, and ensure extensions integrate sympathetically with original structures. Whether extending a thatched cottage near the village centre or a stone property along Newbury Road, we ensure additions feel like they’ve always been part of the building.
Every project receives meticulous attention: proper foundations suitable for Vale of White Horse soil conditions, weatherproof construction, quality materials, skilled craftsmanship, and finishes that blend perfectly with your original home. When completed, you’d never know where the original building ends and the new space begins—except for the modern functionality and comfort you’re enjoying.

With East Hendred’s desirable location in the Vale of White Horse and property values reflecting the village’s appeal, converting your loft creates valuable additional living space without extending your footprint or losing garden area. We’ve converted lofts in properties throughout the region—from period cottages to Victorian builds to modern houses—each requiring different structural approaches.
Dormer loft conversions add headroom and useable floor area, creating comfortable bedrooms with proper ceiling heights and practical layouts. Mansard conversions (where planning permits) provide maximum internal space through steep roof slopes on multiple sides. Velux conversions maintain your existing roofline whilst adding natural light and ventilation—ideal where planning restrictions apply or you prefer minimal external changes. Hip-to-gable conversions extend the roof to create additional width, particularly effective on semi-detached and end-terrace properties.
Our comprehensive loft conversion service includes: structural surveys and calculations by qualified engineers, building regulations applications and approvals, steel beam installations where required for load-bearing, complete roofing work including dormers or velux windows, staircases designed to building regulations (replacing existing loft ladders), electrical installations with proper lighting circuits and power points, plumbing for ensuites or bathrooms where required, insulation to current standards for energy efficiency, plastering and finishing throughout, floor finishes, and heating system extensions.
We understand the structural considerations with different property ages and types—working with traditional timber roof structures, managing load calculations, and ensuring everything meets modern building standards whilst respecting the building’s character. The result is beautiful new space that feels integral to your home.

Renovating an East Hendred home—whether it’s a medieval cruck cottage requiring sympathetic updating, a period property needing careful modernisation, or a contemporary build due for comprehensive refurbishment—demands builders who balance preservation with progress. We’ve renovated properties throughout the Vale of White Horse, from complete gut-and-rebuild projects to careful updating that retains character whilst introducing contemporary comfort.
Our renovation service addresses every aspect: structural repairs including foundations, walls, roofing, and timber treatment; complete rewiring to current electrical safety standards; modern heating systems including efficient boilers, radiators, or underfloor heating; new plumbing throughout including water supply and drainage; damp treatment and prevention using appropriate methods; insulation improvements for energy efficiency and comfort; window and door replacement with quality fittings; complete kitchen and bathroom installations; plastering, decoration, and all finishing carpentry.
For period properties—particularly East Hendred’s remarkable cruck cottages and historic buildings—we take exceptional care to retain and restore original features: traditional fireplaces, period doors and architraves, original floorboards where salvageable, exposed beams, cruck frames, and architectural details that define character. We source appropriate materials, understand traditional building techniques, and work sensitively with buildings that have served families for centuries.
For contemporary properties, we focus on creating light-filled, practical spaces with quality finishes and modern conveniences: open-plan living arrangements, improved energy efficiency, stylish bathrooms and kitchens, and flexible spaces that adapt to how families actually live today.
Throughout renovations, we maintain clear communication, coordinate all trades efficiently through weekly operations meetings, minimise disruption to your daily life, ensure your home remains secure, and take responsibility for the entire process so you’re not managing multiple contractors.

East Hendred occupies a distinctive position in the Vale of White Horse, nestling at the foot of the Berkshire Downs approximately four miles east of Wantage and an equal distance west of Didcot. The village’s remarkable history and architectural heritage make it one of Oxfordshire’s most characterful settlements, despite being historically part of Berkshire until the 1974 boundary changes.
The village’s most extraordinary feature is Hendred House, the manor house of Arches Manor, which has been held by the Eyston family for over 600 years—since the mid-15th century. This represents one of Britain’s longest continuous family ownerships of a manor, and the Eyston family remains lords of the manor to this day. The family were recusants who remained steadfastly Roman Catholic following the English Reformation, profoundly influencing the village’s history and development through centuries of religious and political upheaval.
Notable Eyston family members include Charles Eyston, a distinguished 17th-century antiquarian, and Captain George Eyston, who held the world land speed record during the 1930s. The medieval chapel of Saint Amand, a private chapel attached to Hendred House (with papal permission granted in 1256), remained in Catholic use during penal times when practising Catholicism was illegal and dangerous. It’s still used for occasional services today—a tangible link to centuries of faith and resilience.
The Church of England parish church of Saint Augustine of Canterbury dates from late in the 12th century, a Grade II* listed building of exceptional architectural and historical interest. The church houses a rare working 16th-century faceless clock made by John Seymour of Wantage in 1525. This remarkable timepiece doesn’t just chime and strike—it plays the Angel’s Hymn by Orlando Gibbons every three hours, a sound that’s marked time in East Hendred for 500 years.
The church’s Perpendicular Gothic square west tower, built around 1450, displays the put-log holes from its construction. A sundial adorns the south face, and the tower contains a ring of six bells, one dedicated to Saint Anne and predating the English Reformation. Inside, a medieval lectern depicts a crusader’s foot standing on a dragon’s head, whilst the Jacobean pulpit features carved heads of Charles I and Oliver Cromwell, commemorating Charles II’s ascension. David Cameron, British Prime Minister from 2010 to 2016, married Samantha Sheffield at this church in 1996.
The Champs Chapel Museum, housed in a 15th-century wayside chapel (originally the Chapel of Jesus of Bethlehem built in 1453 by Carthusian monks from Sheen), preserves artefacts, archives, and photographs from the village’s history. The little chapel came into the Champ family’s hands in the 18th century, serving as pigeon-house, bakehouse, and wash-house before becoming derelict in the early 20th century. The Eyston family subsequently acquired, restored, and leased it to the parish council as the local museum.
St Mary’s Roman Catholic Church, built in 1865 in Decorated style to designs by C. Buckler, reflects the Eyston family’s continuing influence. Adjacent stood Holy Trinity Monastery, which housed a contemplative community of Benedictine nuns—the first such community founded in England for more than half a century—until 2012.
East Hendred’s architectural heritage includes at least ten cruck cottages—a development of the earliest domestic building method and comparatively rare today. Additional thatched cottages with exposed timbers date from the 16th and 17th centuries, creating streetscapes of exceptional character. Many buildings hold Grade II listing, protecting this remarkable built heritage for future generations.
Just over two miles south of the village lies Scutchamer Knob, remains of an Iron Age long barrow. Legend claims King Edwin of Northumbria killed Cwichelm of Wessex here in the 7th century. During the Middle Ages, Scutchamer Knob served as the meeting place for the shire moot (assembly). Today it forms part of the Ridgeway National Trail, the ancient trackway running along the Berkshire Downs.
Both the Ridgeway and the Icknield Way pass through the parish, ancient routes used for millennia. East Hendred Brook flows through the village, having descended from the Berkshire Downs to eventually join the River Thames at Sutton Courtenay. The westernmost parts of the Harwell Science and Innovation Campus lie within the parish, bringing cutting-edge scientific research alongside centuries of history.
Modern East Hendred retains essential village amenities whilst benefiting from excellent transport connections—described as “the most well connected village in Britain” due to proximity to Didcot’s railway station (with 45-minute services to London Paddington) and the M4 motorway. The village supports two public houses (The Wheatsheaf and the Eyston Arms, the latter named for the lords of the manor), two church primary schools (Hendred C of E and St Amand’s Roman Catholic School, founded 1859), a village shop, and Snells Hall (the village hall, converted from the former Church of England primary school).
With a population of approximately 1,400, East Hendred successfully balances heritage preservation with modern living requirements. We regularly work throughout East Hendred’s OX12 postcodes and serve neighbouring communities including West Hendred (the sister village), Wantage, Didcot, Harwell, Ardington, Chilton, and across the Vale of White Horse.
From our base in Cumnor, we’re positioned to serve East Hendred and the wider Vale of White Horse efficiently. Our team’s familiarity with Vale of White Horse District Council’s planning requirements, understanding of period property construction methods, and ability to provide references from satisfied clients throughout the region demonstrate genuine local presence.
What distinguishes Lynch Brother Homes isn’t simply our experience or credentials—it’s our fundamental philosophy towards building. We’re not the cheapest option in Oxfordshire, and we don’t pretend to be. We’re the quality option: builders who work properly, use quality materials, employ skilled tradespeople, and stand completely behind our work.
This philosophy permeates everything we do. When we quote a project, the price reflects proper planning, sufficient time, quality materials, and skilled labour. We don’t cut corners to win work, then surprise clients with extras or deliver substandard results. The quote you receive is comprehensive, transparent, and realistic—based on genuinely understanding your project rather than making optimistic assumptions.
Our team exemplifies this commitment. Every carpenter, electrician, plumber, and finishing specialist working on your project is either directly employed by us or from our trusted network of specialists we’ve worked with for years. We don’t use random subcontractors who might or might not meet our standards. The Lynch Brother Homes reputation is on every project, and we protect it by ensuring everyone represents our values.
Communication throughout your project is equally crucial. You’ll have a dedicated point of contact who understands your project intimately and provides regular updates. We hold weekly operations meetings to coordinate all trades and ensure everything proceeds smoothly. When challenges arise—and on complex building projects they sometimes do—we address them promptly and honestly rather than hoping you won’t notice.
Our work sites are managed professionally: clean, safe, secure, and organised. We respect that this is your home, not just our workplace. Tools and materials are stored properly, rubbish is removed regularly, areas not being worked on are protected, and at the end of each day the site is left tidy and secure. Our tradespeople are courteous, professional, and understand they’re guests in your home.
This approach has built our reputation over four decades. Most projects come from personal recommendations—clients so pleased with their experience that they tell friends, family, and neighbours. Some clients return years later for additional projects. Others refer us before their own project is completed because they’re that confident in recommending our services.
The journey from initial idea to completed project begins with conversation. Whether you’re certain about requirements or still exploring possibilities, we’re happy to discuss your needs without obligation or pressure.
Initial consultations are thorough and informative. We visit your East Hendred property, see the space firsthand, listen carefully to your requirements and aspirations, discuss what’s achievable within your budget, explain the process including planning permission and building regulations through Vale of White Horse District Council, provide honest guidance about timescales and costs, and answer all your questions comprehensively.
This isn’t a sales pitch—it’s a professional consultation. We’re interested in projects where we can deliver genuine value and where clients appreciate quality craftsmanship. If we don’t think we’re the right fit for your project, we’ll tell you honestly rather than wasting your time.
For projects that proceed, we provide: detailed written quotations breaking down all costs clearly, realistic timescales with key milestones identified, comprehensive scope of works so you know exactly what’s included, payment schedules tied to completion stages, and all necessary insurance and certification documentation.
Once you instruct us, the project begins with detailed planning: final design confirmation, planning permission applications where required, building regulations submissions, detailed scheduling of all trades and materials, and clear communication about when we’ll start and what to expect.
Throughout the build, you’re kept informed at every stage: weekly updates as standard, immediate communication if anything significant arises, flexibility to accommodate reasonable changes, and transparent handling of any variations to original plans. When we complete the work, we provide thorough handover including all certifications, guarantees, and documentation you’ll need.
The best way to understand the quality we deliver is seeing it firsthand. Our projects gallery showcases extensions, loft conversions, renovations, new builds, and specialist work we’ve completed throughout Oxfordshire. Each project tells a story of transformation—homes enhanced, problems solved, families delighted.
We’re equally proud of the relationships these projects built. Many clients have provided detailed feedback about their experience—emphasising not just the quality of finished work but the professionalism, communication, and care throughout the process. When you choose Lynch Brother Homes, you’re not just hiring builders—you’re gaining partners committed to creating something exceptional.
