When quality matters more than cutting corners, homeowners throughout West Oxfordshire turn to Lynch Brother Homes. Established in 1984, our family-run business brings three generations of building expertise to every project—from home extensions and loft conversions to complete renovations and Listed building work.
With TrustMark registration, Federation of Master Builders membership, and a team of 50+ skilled professionals, we deliver the combination of traditional craftsmanship and modern construction standards that North Leigh properties deserve. Whether you’re working with a period cottage or a contemporary family home, we provide the professional service and quality workmanship that enhances how you live.
We serve all of North Leigh village, East End, Wilcote, and the surrounding areas including Long Hanborough, Eynsham, Freeland, Stonesfield, and New Yatt throughout the OX29 postcode area. From our base in Cumnor, we’re just 12 miles from North Leigh, making us your local choice for quality building work.
Absolutely. North Leigh’s rich architectural heritage—from Saxon-era structures to Cotswold stone cottages—requires specialist understanding. We have extensive experience working sympathetically with historic buildings, understanding traditional construction methods and ensuring renovations or extensions respect character whilst improving functionality and comfort.
We guide you through West Oxfordshire District Council’s planning process. Our experience with local planning authorities ensures your project meets requirements whilst achieving your vision. We handle applications, liaise with planning officers, and manage the process so you don’t need to.
We’re a genuine third-generation family business, not a franchise or recent startup. Directors Henry and John Lynch are actively involved in every project, backed by 50+ in-house professionals, complete project management from design to completion, and credentials that demonstrate our commitment to quality and consumer protection. Most importantly, we deliver work that homeowners are genuinely proud of.
Timescales vary by project: single-storey extensions typically take 8-12 weeks, two-storey extensions 12-16 weeks, and loft conversions 6-10 weeks. We provide realistic schedules during consultation and maintain progress through weekly coordination meetings that ensure work stays on track.
Yes. We visit your North Leigh property to discuss your requirements, assess feasibility, and provide honest guidance about options, costs, and timescales. No obligation, no sales pressure—just professional advice from experienced builders who care about delivering quality outcomes.
For over 40 years, Lynch Brother Homes has served homeowners throughout Oxfordshire with building services that combine quality craftsmanship with professional project management. Our family heritage in building spans 75 years—from our grandfather John T Lynch working as a builder in the 1950s, through our father establishing Lynch Building Contractors in 1984, to today’s third-generation leadership by brothers Henry and John Lynch.
Managing Director Henry Lynch began as an apprentice carpenter 14 years ago, winning Oxfordshire’s Best Apprentice Award presented by the Mayor of Oxford. His progression from apprentice to project manager to managing director reflects our commitment to proper training and skill development. John Lynch similarly started as an apprentice carpenter 18 years ago, developing expertise through hands-on experience before progressing to his current director role.
Our professional credentials demonstrate genuine commitment to quality and consumer protection:
These aren’t just marketing badges—they represent genuine commitments that provide consumer protection and demonstrate we maintain proper standards. But what really distinguishes us is our approach: treating every home as if it were our own, delivering work that enhances how you live, and building relationships that result in most new projects coming from personal recommendations and repeat clients.
North Leigh’s varied housing—from traditional Cotswold stone cottages to modern family homes built during the village’s rapid expansion from the 1960s onwards—presents diverse extension opportunities. Whether you’re extending a historic property near St Mary’s Church or adding space to a newer home, we design extensions that complement your property’s character whilst creating the additional living space your family needs.
Our home extension services handle every aspect from initial concept through to final finishes:
These prove ideal for kitchen expansions, garden rooms, dining areas, or home offices. We manage ground preparation, foundation work, structural walls, roofing, window and door installations, all services (electrical, plumbing, heating), insulation exceeding current standards, plastering, and quality finishing. For older properties, we source appropriate materials to ensure additions blend harmoniously with existing structures.
Create substantial additional space—typically a ground-floor kitchen-dining area with master bedroom and ensuite above, or extended living room with additional bedrooms. These require careful structural engineering, particularly when working with older properties where existing foundations and wall construction differ from modern standards. We handle all structural calculations, building regulations approval, and coordination of all trades.
Maximise plot potential on North Leigh’s traditional layouts. These often transform ground floor arrangements, creating open-plan living spaces that suit contemporary lifestyles whilst maintaining period character in principal rooms where appropriate.
Planning permission for North Leigh extensions requires consideration of West Oxfordshire’s character and local conservation guidelines. We’ve successfully navigated numerous planning applications throughout the district and understand what’s achievable whilst respecting the rural context that makes the area special.
Many North Leigh properties—particularly older cottages and homes built during the Victorian era—have substantial roof spaces perfect for conversion into valuable living accommodation. Our loft conversion services transform unused attics into beautiful, functional spaces that increase both your home’s value and your family’s quality of life.
We create various loft conversion types depending on your property’s characteristics:
Work within existing rooflines, using roof windows to introduce natural light. These often don’t require planning permission (though building regulations always apply) and prove cost-effective for properties with adequate head height. They’re particularly suitable where maintaining external roofline preserves village character.
Extend vertically through the roofline, adding both headroom and usable floor space. Rear dormers often fall within permitted development rights, whilst front or side dormers require planning permission. We design dormers that complement your property’s architecture, ensuring additions enhance rather than detract from appearance.
Work for properties with hipped roofs (sloping on all sides), creating a vertical gable end that significantly increases loft space. Combined with a rear dormer, this creates substantial additional accommodation—often a master bedroom with ensuite and dressing area.
All our loft conversions include: structural calculations and building regulations approval, steel beam installation where required, new staircases designed to blend with existing joinery, comprehensive insulation exceeding current standards, electrical installations, plumbing for ensuites where required, plastering and quality finishing, and window installations providing excellent natural light and ventilation.
We coordinate all trades through weekly project meetings, ensuring work progresses smoothly with minimal disruption to occupied rooms below. Our experience means we anticipate potential challenges and solve problems efficiently when they occur.
North Leigh’s housing stock ranges from properties with Saxon and medieval origins to modern developments from the 1960s onwards. Each presents different renovation opportunities and challenges. Our house renovation services provide comprehensive property refurbishment tailored to your building’s age, construction, and your vision.
For historic properties, renovations require specialist understanding. Older buildings often feature solid stone walls that need breathable materials—modern cement renders and impermeable treatments trap moisture, causing long-term deterioration. We use lime mortars, breathable insulation systems, and appropriate ventilation strategies that allow historic buildings to perform as designed whilst improving comfort and efficiency.
Typical historic property renovations include: addressing damp through proper drainage and breathable materials rather than impermeable barriers; upgrading heating systems sympathetically; complete rewiring to current standards whilst respecting architectural features; window repairs using traditional methods or carefully specified replacements; structural repairs to stonework and timber frames; and interior reconfigurations that improve flow without compromising character or structural integrity.
For modern properties, renovations might focus on reconfiguring layouts to create open-plan living, upgrading kitchens and bathrooms to higher specifications, improving energy efficiency through better insulation and glazing, or addressing construction quality issues that unfortunately aren’t uncommon in properties from certain periods.
We coordinate all renovation trades: electricians, plumbers, plasterers, decorators, joiners, roofers, stonemasons. This coordination—managed through our weekly operations meetings—ensures trades don’t conflict, materials arrive when needed, and your project completes on schedule. For occupied renovations, we work room-by-room to maintain liveable space. For vacant properties, we progress multiple areas simultaneously, completing faster.
For those pursuing new build projects in or near North Leigh—whether self-building on a plot or developing property—Lynch Brother Homes provides comprehensive support from initial feasibility through to completion.
Our new build service encompasses: site feasibility studies assessing what’s achievable; architectural design coordination or working with your chosen architect; planning applications through West Oxfordshire District Council; building regulations approval and coordination; complete construction management; all trades coordinated through single-point contact; and ongoing support after completion.
We’re particularly experienced in sustainable building methods including PassivHaus standards and EnerPhit retrofits. For new builds in North Leigh’s rural context, we ensure designs respect local vernacular whilst incorporating thoroughly modern, highly insulated structures with efficient heating, ventilation, and hot water systems that dramatically reduce running costs and environmental impact.
Beyond major structural work, we provide comprehensive building services for North Leigh properties:
Transform one of your home’s most important spaces. Our new kitchen services manage everything from initial design through to final commissioning. We handle all structural work (removing walls, installing beams, creating openings), first and second fix services (plumbing, electrics, gas), and coordinate with your chosen kitchen supplier or recommend quality options suited to your budget and style.
These range from straightforward replacements to complete room reconfigurations including moving plumbing and adding ensuites to bedrooms. Our new bathroom services include all plumbing work, electrical installations, tiling through our sister company Noble Painting & Decorating, and quality finishing that creates bathrooms you’ll enjoy for years.
We handle everything from minor repairs to complete re-roofs. Whether maintaining traditional slate or tile roofs, installing modern breathable membranes beneath existing coverings to improve performance, or complete roof replacements, we ensure your roof performs properly whilst maintaining appropriate appearance.
We provide perfect bases for underfloor heating and creates level floor finishes. Through our specialist company J&H Lynch, England’s most trusted liquid screed specialists, we install thousands of square metres annually. Liquid screed offers superior thermal conductivity for underfloor heating, faster installation than traditional screed, self-levelling properties, and excellent durability.
Transform your property appearance and provides weather protection. J&H Lynch handles all rendering systems including K-rend, spray render, traditional lime renders for period properties, and modern through-coloured systems.
Completes your project to the highest standards. Through Noble Painting & Decorating, Oxfordshire’s most trusted painters and decorators, we provide premium finishing that showcases the quality of structural work beneath.

What distinguishes Lynch Brother Homes is our systematic approach that removes stress from building work. When you engage us, you’re not just hiring tradespeople—you’re accessing complete project management backed by 40 years’ experience and three generations of family values.
Initial Consultation: We visit your North Leigh property to understand your requirements, discuss ideas, and assess feasibility. This includes examining existing structure, considering planning constraints, and providing realistic guidance about costs and timescales. No obligation, no sales pressure—just helpful advice from builders who genuinely care about quality outcomes.
Design and Planning: For complex projects, we work with architects and structural engineers to develop detailed designs. For straightforward extensions or conversions, our in-house expertise often suffices. We handle planning applications through West Oxfordshire District Council and all building regulations approval, managing bureaucracy so you don’t need to.
Clear Quotations: We provide detailed, written quotations specifying exactly what’s included. No hidden costs or ambiguous items—you know precisely what you’re getting and what it costs before work begins.
Scheduled Work: We agree realistic start dates and programmes. Our weekly operations meetings—involving all project managers and directors—ensure work progresses as scheduled. These meetings solve problems before they impact your project, coordinate material deliveries, and ensure trades work efficiently without conflicts.
Communication: You’ll have a dedicated project manager as your single point of contact. We provide regular updates, respond promptly to questions, and ensure you’re never wondering what’s happening with your project. Transparency is fundamental to how we operate.
Quality Workmanship: Our tradespeople are skilled professionals, many employed by us for years. They arrive on time, work efficiently, and maintain clean, safe sites. You’re getting experienced craftspeople who understand our standards and take pride in their work.
Coordination: Building projects involve numerous trades working in sequence. We coordinate electricians, plumbers, plasterers, decorators, joiners, and specialists. Through the Lynch Group companies—including J&H Lynch for liquid screed and rendering, and Noble for painting and decorating—we control quality across all aspects without relying on external subcontractors.
Problem-Solving: Issues sometimes arise—hidden structural problems, unexpected ground conditions, material supply delays. When they occur, we identify solutions quickly, communicate impacts honestly, and resolve problems efficiently. Our experience means we’ve encountered similar situations and know how to handle them.
Completion: We don’t consider projects complete until you’re satisfied. Final inspections, any snagging items addressed promptly, and all building control sign-offs obtained before we hand over your finished project.
Several factors distinguish us from other builders operating in the North Leigh area:
Genuine Family Business: We’re a third-generation family firm, not a franchise or builder trading under a family-sounding name. Henry and John Lynch are actively involved in every project. This matters because our reputation depends on quality—we’re building a legacy, not maximising short-term profit.
Complete In-House Capabilities: Through the Lynch Group’s five companies, we control quality across your entire project. Lynch Brother Homes handles structural work and project management. J&H Lynch provides specialist liquid screed and rendering. Noble Painting & Decorating delivers premium finishes. This integration means no coordination gaps and consistent quality throughout.
Quality Focus: We’re not the cheapest builders in Oxfordshire, nor do we try to be. We focus on delivering genuine value—work completed properly, built to last decades, proving cost-effective long-term. Cutting corners might save money initially but typically costs more in remedial work and ongoing maintenance.
Established Track Record: Since 1984, we’ve completed hundreds of successful projects throughout Oxfordshire. Most new work comes from personal recommendations and repeat clients. This referral-based business model only works when you consistently deliver quality and service that people want to recommend.
Professional Credentials: Our TrustMark registration and Federation of Master Builders membership require maintaining specific standards, regular audits, and proper complaints procedures. These provide genuine consumer protection beyond what you get with unregistered builders.
Innovation and Sustainability: We’re at the forefront of sustainable building in Oxfordshire. Our expertise in PassivHaus construction and EnerPhit retrofits means we can deliver highly efficient buildings that dramatically reduce running costs whilst improving comfort—increasingly important as energy costs rise.
Team Stability: Many of our tradespeople have been with us for years. This stability means experienced teams, established working relationships, and consistent quality. You’re getting skilled professionals who understand our standards and take pride in their work.
Transparent Communication: We believe clients deserve honest, regular communication. When challenges arise, we explain them clearly and propose solutions. When costs might increase, we discuss it beforehand. No surprises, no hiding problems, no avoiding difficult conversations.
From our base in Cumnor, we serve North Leigh and the wider West Oxfordshire area with building services that respect local character whilst delivering modern construction standards and professional project management.
North Leigh sits 3 miles northeast of Witney in the Evenlode valley, a location that’s attracted human settlement for millennia. The North Leigh Roman Villa—one of the largest courtyard villas in Roman Britain—demonstrates the area’s long-standing appeal. At its greatest extent in the 4th century AD, this sumptuous villa boasted 60 rooms, three bath suites, 19 mosaic floors, and 11 rooms with underfloor hypocaust heating. Today, the villa remains under English Heritage care, with its magnificent geometric mosaic floor considered one of the finest examples of Romano-British craftsmanship.
The parish’s history continues through the Saxon period. The bell tower of St Mary’s Church dates from the first half of the 11th century, making it one of Oxfordshire’s oldest surviving Saxon structures. The church underwent extensive alterations through the centuries, gaining its particularly notable fan-vaulted 15th-century Wilcote chantry chapel and 18th-century Perrott burial chapel—both of unusually high quality for a village parish church.
The Akeman Street Roman road, linking Cirencester with St Albans, forms part of North Leigh’s northern boundary—a reminder that this area has served as an important communications route for nearly 2,000 years. By 1005, an east-west road through Bladon, Long Hanborough, and North Leigh provided the main link between Witney and Oxford, later becoming a turnpike in 1751. Today’s A4095 follows much of this ancient route.
The village played its part in England’s tumultuous history. In 1642, Royalist troops were billeted here after the Battle of Edgehill, reportedly plundering the neighbourhood. On 4 June 1644, Charles I spent the night at Perrotts Hill Farm whilst retreating from Oxford towards Burford—a brief royal connection in the village’s long history.
North Leigh’s distinctive windmill, built in 1833 by Joseph Shepherd (who was both baker and miller), stands as a prominent landmark in the village centre. Though it lost its sails during the Second World War when the cap was removed to create an observation post, the tower has been restored with a new weatherproof cap, preserving this important piece of local heritage.
