Lynch Brother Homes brings uncompromising quality to Steeple Aston’s most valued properties. For over 40 years—three generations—we’ve understood what makes North Oxfordshire villages special: historic buildings requiring sympathetic restoration, modern homes needing contemporary extensions, and families deserving builders who actually care about outcomes.
As TrustMark registered contractors and Federation of Master Builders members, we combine traditional craftsmanship with modern building standards, delivering projects that respect Steeple Aston’s conservation area designation whilst creating homes that work brilliantly for today’s lifestyles.
With 50+ skilled professionals and an award-winning reputation built predominantly through recommendations, we provide the expertise and reliability that Steeple Aston homeowners expect when investing in their properties.
Whether extending a limestone cottage in the conservation area, converting roof space in properties near Dr Radcliffe’s historic school, or renovating homes in North Side or South Side, our approach balances heritage sensitivity with practical functionality.
We understand Cherwell District planning requirements, work within conservation area constraints, and appreciate the importance of maintaining Steeple Aston’s distinctive character—from its medieval church with the famous Cope to its 17th-century buildings from England’s Great Rebuilding period.
Essential Information for Steeple Aston’s Residents
Which Steeple Aston postcodes do you cover?
We serve OX25 throughout Steeple Aston, Middle Aston, and surrounding North Oxfordshire communities including North Aston, Tackley, Deddington, Lower Heyford, Upper Heyford, Somerton, and Fritwell. From our Cumnor base, Steeple Aston is approximately 35 minutes via the A4260, making us accessible whilst bringing extensive Oxfordshire building experience.
Do you work on conservation area properties?
Absolutely. Parts of Steeple Aston were designated a conservation area in 1988, recognising the village’s architectural and historical significance. We understand the additional considerations this involves—appropriate materials, sympathetic design, and navigating Cherwell District Council’s conservation requirements. Whether your property is within the conservation area or you’re simply maintaining Steeple Aston’s character, we deliver work that respects heritage whilst providing modern functionality.
Can you handle limestone buildings and period properties?
Yes. Many Steeple Aston homes feature local Oolite limestone construction requiring specialist understanding. We’re experienced with lime mortar, breathable materials, traditional pointing techniques, and appropriate repair methods that preserve character whilst incorporating modern insulation, damp-proofing, and building regulations compliance. Our approach respects traditional building methods whilst delivering contemporary performance standards.
What makes you different from other Cherwell District builders?
Three generations separate us from recently established contractors. Our grandfather built in the 1950s, our father established Lynch Brother Homes in 1984, and today brothers Henry and John Lynch continue that tradition. Both directors started as apprentice carpenters, progressing through actual building work to project management and company leadership. We maintain in-house teams across five Lynch Group companies—carpentry, joinery, liquid screed, rendering, decorating—all handled by our professionals, ensuring consistent quality without subcontractor coordination challenges.
How long do projects typically take?
Kitchen renovations complete within 3-4 weeks, single-storey extensions require 10-12 weeks, loft conversions finish in 8-10 weeks, and comprehensive house renovations take 3-6 months depending on scope. We provide realistic schedules during consultation—not optimistic estimates that cause disappointment. Weather occasionally impacts external work, but careful planning maintains progress throughout most conditions.
Do you understand Cherwell District planning requirements?
Completely. We regularly work throughout Cherwell District, understanding their planning policies including conservation area restrictions affecting villages like Steeple Aston. We handle planning applications, building regulations approval, and council liaison on your behalf. Our experience means we can advise on what’s likely to receive permission before you invest time and money in detailed plans.
Why Steeple Aston’s Homeowners Choose Lynch Brother Homes
When Dame Iris Murdoch chose Steeple Aston as her home for 30 years, she was joining a village with extraordinary history—from Roman remains and Saxon settlement through Domesday Book recording as “Estone” to its current status as one of North Oxfordshire’s most characterful communities. That same appreciation for heritage, combined with practical building expertise, guides our philosophy.
Lynch Brother Homes isn’t a recent startup attempting to establish credibility.
Our roots run deep through three generations of family building tradition spanning 75+ years. Our grandfather John T Lynch worked as a builder in the 1950s, including on what’s now Oxford’s Clarendon Centre. Our father John Lynch established the company in 1984. Today, brothers Henry and John Lynch continue that tradition, bringing cumulative family experience to every project we undertake.
Henry Lynch, our Managing Director, began as an apprentice carpenter 14 years ago, won Oxfordshire’s Best Apprentice Award (presented by Oxford’s Mayor), and progressed through NVQ qualifications in carpentry and joinery, project management roles, and now leads five companies within the Lynch Group. His brother John Lynch followed a similar journey, starting as an apprentice carpenter 18 years ago before advancing to co-director. This progression from apprentice to leadership means both directors genuinely understand building from practical execution to strategic management—they’ve done the work themselves, not just managed others.
Our team of 50+ skilled professionals includes carpenters, joiners, plumbers, electricians, and specialists across all building trades. We’re TrustMark registered—the Government-endorsed quality scheme—and Federation of Master Builders members, demonstrating adherence to rigorous industry standards. Our awards include Young Business Person of the Year at the Oxfordshire Business Awards (Henry Lynch), Property Developer of the Year (winner and runner-up in separate years), finalist for Business of the Year at the Jack FM Brick Awards 2023, and Construction Marketing Award winner.
But credentials only matter if they translate to better outcomes for you. What qualifies us for Steeple Aston specifically is our extensive North Oxfordshire experience, understanding local building types, and navigating Cherwell District planning requirements. We appreciate when conservation area consent becomes necessary and when permitted development rights apply. That local knowledge, combined with three generations of building expertise, means your project benefits from both heritage understanding and modern construction competence.
Comprehensive Building Services for Steeple Aston Properties
Extensions and Home Additions
Steeple Aston homes often require additional space without compromising the village’s conservation area character or its distinctive limestone architecture. Whether you need a kitchen extension opening to gardens, a family room providing modern living space, or a two-storey addition incorporating extra bedrooms and bathrooms, we design extensions that complement your property’s existing architecture whilst maximising valuable space.
Single-storey extensions work particularly well for Steeple Aston’s limestone cottages, adding kitchen-diners or garden rooms that respect original building proportions whilst providing contemporary family space. Two-storey extensions deliver more square footage on the same footprint, incorporating bedrooms or bathrooms upstairs and living or dining areas below. Side returns, rear extensions, and wrap-around designs each suit different property types and plot configurations.
For properties within Steeple Aston’s conservation area, we understand additional planning considerations. Extensions must harmonise with existing architecture—matching stonework where appropriate, respecting roof lines, using suitable fenestration, and maintaining the village’s character. We work with Cherwell District Council’s conservation officers, prepare detailed applications, and use traditional materials where necessary whilst incorporating modern insulation, damp-proofing, and building regulations compliance behind the scenes.
Our extensions include full structural engineering, foundations suited to local ground conditions, stonework or brickwork matching your existing property, roofing (slate, tile, or coordination with existing materials), window and door installation, electrical and plumbing first fix and second fix, plastering, flooring, and complete internal finishing. We coordinate inspections, handle building control approval, and deliver projects that seamlessly integrate with your home.
Discover more about our home extension services and how we design additions that enhance both space and value whilst respecting Steeple Aston’s conservation area designation.
Loft Conversions
Many Steeple Aston properties feature roof spaces with conversion potential, and loft conversions offer an excellent way to add bedrooms, home offices, or leisure spaces without extending your property’s footprint—particularly valuable in conservation area settings where minimising external impact often facilitates planning approval.
We design and build dormer loft conversions (projecting vertically from the roof slope to maximise headroom and usable space), mansard conversions (altering roof pitch to create nearly vertical walls), velux conversions (using roof windows for minimal external impact—often preferred in conservation contexts), and hip-to-gable conversions (extending the roof to the property’s side, increasing volume significantly).
Each loft conversion includes structural calculations ensuring your existing structure can support additional load, steel beam installation where required, staircase design and construction providing safe Building Regulations-compliant access, dormer construction if appropriate, roof window installation, full insulation meeting current thermal performance standards, electrical services for lighting and power, plumbing if incorporating an ensuite bathroom, plastering and decoration, and flooring throughout.
For Steeple Aston’s period properties, we’re experienced working with traditional roof structures, including older timber frames requiring careful assessment. We understand when listed building consent becomes necessary and how to incorporate modern loft conversions whilst preserving external character—often using roof windows rather than prominent dormers in sensitive conservation area locations.
Building Regulations approval covers structural stability, fire safety (including protected escape routes), thermal performance, and sound insulation between floors. We handle all applications, coordinate inspections, and ensure your conversion meets every requirement. Most loft conversions proceed under permitted development rights, but we verify this before starting work, particularly in conservation areas where additional restrictions may apply.

Complete Property Renovations
Renovating a Steeple Aston property—whether modernising a limestone cottage from the Great Rebuilding period, updating properties near Radcliffe’s Almshouses, or comprehensively refurbishing more recent homes—requires builders who understand both preservation and contemporary living standards. We project-manage complete renovations, coordinating every trade and ensuring work proceeds efficiently with minimal disruption to your daily life.
Our renovation work encompasses structural repairs (underpinning, wall rebuilding, timber replacement, damp treatment), complete rewiring to modern safety standards, plumbing system renewal including central heating upgrades, kitchen and bathroom installation, internal reconfiguration creating better layouts, window and door replacement balancing thermal performance with period authenticity, roof repairs or renewal, external stonework repair and repointing, plastering and decoration throughout, and flooring across all rooms.
Period property renovation in Steeple Aston requires particular sensitivity. Traditional lime mortar, breathable materials allowing walls to manage moisture naturally, appropriate window designs (timber sash or casements rather than uPVC in conservation area contexts), and careful treatment of original features distinguish sympathetic renovation from inappropriate modernisation. We understand these distinctions and guide you through decisions balancing conservation with comfort.
System upgrades transform how properties function whilst maintaining character. Modern electrical installations provide adequate power for contemporary appliances and lighting, efficient heating systems (potentially air source heat pumps or upgraded boilers) reduce running costs dramatically, and improved insulation—installed carefully in period buildings to avoid moisture problems—enhances comfort without compromising the building’s ability to breathe.
For comprehensive renovations, we provide detailed specifications, transparent costings, realistic timelines, and clear communication throughout projects. Whether you’re renovating before moving in or managing work whilst living elsewhere, we coordinate all trades efficiently, maintain clean and secure sites, and deliver projects on time and within budget.

New Build Projects and Self-Build Support
Whilst Steeple Aston’s building opportunities predominantly involve renovation and extension rather than new construction, occasional infill plots, barn conversions, and replacement dwelling opportunities do arise. When they do, we deliver new builds that respect the village’s conservation area character and limestone architectural tradition whilst incorporating modern construction techniques and energy efficiency standards.
Our new build service covers architectural design collaboration (working with your architect or providing recommendations), planning application management, foundation design suited to ground conditions, full structural construction using traditional or modern materials as appropriate, all mechanical and electrical installations, high-performance insulation and airtightness, plumbing and heating system installation, carpentry and joinery including staircases and internal doors, plastering and internal finishing, external works including landscaping and driveways, and final decoration throughout.
For self-builders managing their own projects, we offer specialist trades as required—perhaps foundation work, main structural construction, roofing, or first fix services whilst you coordinate other elements yourself. We’re happy to work flexibly, understanding that self-build represents a different approach requiring adaptable builders willing to collaborate with owner project management.
PassivHaus and EnerPhit construction represents our expertise in sustainable building. PassivHaus standards deliver homes requiring minimal heating and cooling through superior insulation, airtightness, and heat recovery ventilation—ideal for those seeking minimal running costs and maximum comfort. EnerPhit applies similar principles to renovation projects, bringing existing buildings to near-PassivHaus performance. These approaches suit forward-thinking clients prioritising environmental responsibility and long-term value over minimum initial cost.

Local Knowledge: Serving Steeple Aston and the Astons
Understanding Steeple Aston means appreciating its extraordinary heritage spanning over a millennium. The Domesday Book of 1086 records the village as “Estone,” derived from “East Tun” meaning “east village,” probably referring to its position adjacent to the River Cherwell. By 1220, it was recorded as “Stipelestun,” with the “steeple” prefix referring to the church tower—an architectural feature prominent enough to define the entire community’s identity.
The Church of Saints Peter and Paul dates from the 13th century, with subsequent Perpendicular Gothic alterations and restoration by architect John Plowman in 1842. The church is the source of the Steeple Aston Cope, one of the most magnificent surviving examples of English medieval embroidery. Dating from around 1320-1340, this remarkable cope was created using silk, silver, and gold threads, decorated with scenes from the Life of Christ and the Virgin alongside twenty saints. Known as Opus Anglicanum (Latin for “English work”), it represents the pinnacle of medieval embroidery craftsmanship. Cut up during the English Reformation and used as altar furnishings, it was rediscovered in a medieval chest in the church during the 19th century and has been on loan to the Victoria and Albert Museum since 1905, though it briefly returned to Steeple Aston in 2003 for display to raise funds for church roof repairs.
The church tower houses a ring of eight bells—Richard Keene of Burford cast three bells in 1674 and 1675, a Chandler family bell-founder from Drayton Parslow cast another in 1700, the Whitechapel Bell Foundry added two more in 1827 and 1879 completing the ring of six, and in 1986 the Whitechapel Bell Foundry cast two additional bells increasing the ring to eight. The village is renowned for its enthusiastic team of bellringers continuing centuries of tradition.
Dr Samuel Radcliffe, Principal of Brasenose College, Oxford, founded Steeple Aston’s school in 1640 along with Radcliffe’s Almshouses in the 1660s—both still serving the community nearly four centuries later. Dr Radcliffe’s Church of England Primary School in Fir Lane continues educating village children, whilst the almshouses in North Side remain standing as testament to historic charitable provision.
The village contains several 17th-century buildings from England’s Great Rebuilding period. The former school building in North Side (1640) and adjacent Radcliffe’s Almshouses demonstrate period architecture. In South Side, Grange Cottage is early 17th century and Manor Farm House is late 17th century—both representing the transition from medieval timber-framed construction to more substantial stone buildings.
The Holt Hotel at Hopcroft’s Holt, approximately one mile southwest of the village on the A4260, began as a coaching inn in 1475. It was reportedly frequented by the 17th-century highwayman Claude Duval, who allegedly haunts it. In 1754, the licensee and his wife were murdered at Hopcroft’s Holt—a reminder of less safe times when highway robbery posed genuine threats to travellers.
Steeple Aston formed a single parish with Middle Aston and North Aston historically, and together they’re known locally as “The Astons.” The united Church of England Benefice established in 1976/1977 continues linking Steeple Aston with North Aston and Tackley, sharing clergy and maintaining connections between neighbouring communities.
Dame Iris Murdoch, the celebrated novelist and philosopher, lived with her husband Professor John Bayley at Cedar Lodge in North Side for 30 years, bringing literary distinction to the village. The American military presence at RAF Upper Heyford also influenced village life for decades, with American families contributing to community life until the base’s closure.
The village maintains remarkable community spirit. Steeple Aston Life magazine, first printed in August 1973, continues as a monthly publication distributed free to all residents. The Village Archive (SAVA) holds annual talks and exhibitions, publishing books and CDs on village history and operating the Village History Centre adjacent to the village hall. Annual events include the Whit Races and spring and summer flower shows. The cricket club, with players aged 10 to 59, has won two-thirds of its matches over the past decade—testament to sporting tradition and participation.
Parts of the village received conservation area designation in 1988, recognising Steeple Aston’s architectural and historical significance. This status requires thoughtful building approaches respecting the area’s character whilst allowing necessary development.
Steeple Aston sits on high ground overlooking the Cherwell Valley, approximately 12 miles north of Oxford, 7 miles west of Bicester, and 10 miles south of Banbury. The River Cherwell and Oxford Canal pass one mile east, forming part of the parish’s eastern boundary. Heyford railway station, approximately one mile southeast, provides rail links to Banbury, Oxford, and Birmingham. The A4260 Oxford-Banbury road runs along the parish’s western edge, whilst the B4030 links the village with Bicester. M40 motorway access is available via junctions 9 or 10.
We serve Steeple Aston plus surrounding communities: Middle Aston and North Aston completing “The Astons” trio, Tackley forming part of the united benefice, Deddington offering market town amenities, Lower and Upper Heyford with their former RAF connections, Somerton, Fritwell, and villages throughout this attractive corner of North Oxfordshire. Each community has distinctive characteristics, but all share this area’s blend of history, accessibility, and quality of life.
Working with Lynch Brother Homes
Choosing the right builder transforms the entire building process from potentially stressful to genuinely positive. Our approach prioritises clear communication, transparent processes, and delivering exactly what we promise.
Initial Consultation: We begin with a free, no-obligation consultation at your Steeple Aston property. This allows us to understand your requirements, assess work involved, discuss options, and provide preliminary guidance on feasibility, costs, and timelines. We listen carefully, ask relevant questions, and provide honest feedback—including if we think something won’t work or represents poor value.
Detailed Assessment and Quote: Following consultation, we prepare detailed assessments including photographs, measurements, and specifications. Our written quotes itemise costs clearly, explain what’s included and what isn’t, outline work schedules, and identify any assumptions or potential variables. We don’t provide vague estimates that escalate later—our quotes represent genuine commitments to deliver specified work for stated costs.
Planning and Regulations: Where planning permission or building regulations approval is required, we manage applications, prepare necessary drawings and specifications, liaise with Cherwell District Council, and coordinate inspections. We can recommend architects if design work exceeds our in-house capabilities, and we work collaboratively with your chosen professionals if you’ve already engaged designers.
Project Management: Throughout construction, you have a single point of contact managing your project. We conduct weekly team meetings ensuring everyone’s coordinated, maintain clean and secure work sites, protect areas not under construction, remove waste regularly, and minimise disruption through careful scheduling. Our project managers communicate proactively, addressing questions promptly and keeping you informed of progress.
Quality Control: Regular inspections ensure work meets our standards and building regulations requirements. We don’t wait for final completion to identify issues—we catch and correct them during construction when they’re easier to resolve. Our in-house teams mean we control quality directly rather than relying on subcontractors with varying standards.
Completion and Aftercare: We complete snagging lists thoroughly before considering projects finished, provide appropriate guarantees covering different work types, maintain documentation for building control and warranty purposes, and remain available for any questions or minor adjustments after completion. Many projects come from recommendations, so we’re motivated to ensure you’re delighted enough to recommend us to others.

The Lynch Brother Homes Difference
What distinguishes us from other builders competing for your Steeple Aston project? Several factors combine creating advantages you’ll appreciate throughout your building work:
Three Generations of Building Heritage:
Our grandfather John T Lynch built in the 1950s, our father John Lynch established the company in 1984, and today Henry and John Lynch continue that tradition. This isn’t corporate building with impersonal systems—it’s genuine family business where reputation matters deeply because our name’s on every project. That heritage means we view building as long-term relationships, not transactional exchanges. Many clients return for subsequent projects or recommend us to family and friends—the ultimate validation of quality and service.
Directors Who Started as Apprentice Carpenters:
Both Henry and John Lynch began as apprentices, learning building from the ground up. They understand challenges tradespeople face, appreciate what’s reasonable to expect, and bring practical knowledge to project management. This creates better outcomes because they know when something’s genuinely difficult versus when it’s just being done incorrectly, and they can solve problems practically because they’ve done the work themselves.
In-House Teams Across Multiple Companies:
The Lynch Group’s five specialised companies mean carpentry, joinery, liquid screed, rendering, plastering, and decorating are all handled by our professionals, not subcontractors. This provides quality control, continuity, clear accountability, and eliminates coordination problems between different trades working to different standards or schedules. When everything’s in-house, we control outcomes directly.
TrustMark Registration and FMB Membership:
Government-endorsed TrustMark registration and Federation of Master Builders membership demonstrate we meet rigorous industry standards covering workmanship, trading practices, and customer service. These aren’t empty badges—they require verification, ongoing compliance, and provide you with protections including dispute resolution if issues arise.
Quality Focus, Not Budget Option:
We’re honest about our positioning: we deliver quality work at fair prices, but we’re not the cheapest option available. If minimum cost is your priority, other builders will quote less. But if value for money—getting work done properly, on time, with minimal stress—is your goal, our approach delivers better outcomes. Quality materials, experienced tradespeople, proper site management, and comprehensive service cost more initially but save money and frustration over time.
PassivHaus and Sustainable Building Expertise:
For clients prioritising environmental responsibility and long-term efficiency, our PassivHaus and EnerPhit experience distinguishes us from conventional builders. We understand how to achieve exceptional thermal performance, superior airtightness, and heat recovery ventilation delivering homes with minimal environmental impact and minimal running costs. This represents the future of construction, and we’re equipped to deliver it today.
Clear Communication Throughout:
Building work involves decisions, changes, occasional challenges, and coordination across multiple trades. We communicate proactively rather than reactively—updating you regularly, flagging issues early, explaining options clearly, and ensuring you understand what’s happening and why. This prevents surprises and creates confidence that your project’s being managed competently.

Frequently Asked Questions
What should I expect during the building process?
Expect initial disruption followed by rapid progress. We establish work areas, protect existing spaces, coordinate deliveries carefully (particularly important in village settings with narrower roads), maintain clean sites, and work efficiently. Most clients are surprised by how organised and professional building work can be when managed properly. Weekly updates keep you informed, and we address concerns promptly rather than letting them escalate.
How do you minimise disruption in a village like Steeple Aston?
We’re conscious that working in villages requires consideration for neighbours and limited access routes. Deliveries are scheduled carefully, materials stored tidily on site, working hours respect residential settings (typically 8am-5pm weekdays), waste is removed regularly rather than accumulating, and we ensure our teams park considerately. We understand village life and work accordingly.
Can you help if I’m not sure what I want yet?
Absolutely. Many projects begin with vague aspirations rather than detailed plans. We’re happy to explore options, explain what’s feasible, discuss rough costs, and help you clarify what would actually deliver the improvements you’re seeking. Sometimes talking through possibilities with experienced builders helps crystallise thinking—we provide that guidance without expecting commitment until you’re confident in your direction.
What happens if we discover unexpected problems during work?
Older properties occasionally reveal surprises—hidden structural issues, outdated wiring requiring replacement, or damp problems needing attention. When these arise, we stop work, assess the situation, explain the problem clearly, provide options for addressing it, cost those options transparently, and await your decision before proceeding. We never continue work on unexpected issues without your knowledge and approval.
Do you provide guarantees for your work?
Yes. All work carries appropriate guarantees depending on project type—structural work, roofing, extensions, and conversions include guarantees protecting your investment. As a TrustMark registered company and Federation of Master Builders member, we operate to industry standards for guarantee provision. Specific terms vary by work undertaken, and we explain what’s covered during consultation and provide documentation at completion.
Can you work within Steeple Aston’s conservation area?
Yes, we’re experienced with conservation area requirements throughout Oxfordshire. Designated in 1988, Steeple Aston’s conservation area requires thoughtful building approaches. We understand when conservation area consent becomes necessary, work with Cherwell District Council’s conservation officers, use appropriate materials and techniques, and balance preservation with practical improvements. Our approach respects heritage whilst delivering the functionality and comfort you deserve.
What if planning permission is refused?
Before investing in detailed plans, we provide preliminary guidance on what’s likely to receive approval. If formal applications are refused, we can often work with planners to modify proposals addressing their concerns, or we explore alternative approaches achieving your goals through different means. Occasionally projects prove genuinely unfeasible—we’d rather establish this early before you’ve invested significantly in detailed plans and applications.
How do costs compare between extensions and loft conversions?
Generally, loft conversions cost less per square metre than ground-floor extensions because foundation work is eliminated, external groundworks reduced, and existing roof structure provides a starting point. However, staircase installation and more complex structural calculations can partially offset this advantage. We assess both options during consultation, helping you understand relative costs and benefits for your specific property and requirements.
Do you offer finance options?
Whilst we don’t directly provide finance, we can recommend independent finance brokers specialising in home improvement loans. Many clients use remortgaging, savings, or home improvement loans to fund building work—we coordinate with your financial arrangements, providing necessary documentation and working to schedules that align with funding availability.
How soon can you start work on my Steeple Aston project?
Our schedule varies depending on current commitments, project size, and planning or building control approval timescales. Smaller projects might commence within 4-6 weeks, larger projects requiring planning permission take longer (8-12 weeks for permission plus our scheduling). We provide realistic timeframes during consultation and update you if circumstances change. Quality builders stay busy—immediate availability often suggests lack of demand, which itself suggests something about quality or reliability.
