Lynch Brother Homes delivers comprehensive building services throughout Bloxham backed by 40 years of professional experience, TrustMark registration, and Federation of Master Builders membership.
Led by the third generation of the Lynch family, our team of 50+ skilled professionals understands that whether you’re renovating an ironstone cottage in the historic centre, extending a family home near the Warriner School, or converting a loft in one of the newer developments off Banbury Road, quality craftsmanship and professional project management make all the difference.
Established in 1984 and now operating across five specialist companies within the Lynch Group, we maintain in-house teams for all core trades – carpentry, joinery, project management, plumbing, and electrical work – ensuring better coordination, consistent standards, and complete accountability.
From our base in Cumnor, we’re ideally positioned to serve Bloxham and surrounding North Oxfordshire communities with the blend of traditional values, modern building techniques, and award-winning service that has built our reputation through recommendations and repeat business.
We serve all OX15 postcodes throughout Bloxham, including properties around the High Street, Church Street, and Sycamore Terrace in the historic core, residential areas off Station Road and Tadmarton Road, newer developments around Grove Road and South Newington Road, properties near both schools, and throughout outlying areas of this large village parish. We’re perfectly positioned to respond quickly to projects across North Oxfordshire.
Absolutely. Bloxham’s medieval wealth is reflected in its numerous ironstone buildings from the 16th and 17th centuries when the wool trade brought prosperity. We have extensive experience working with traditional ironstone construction, understanding lime mortar applications, managing damp in solid wall buildings, working within conservation area guidelines, and ensuring sensitive renovations that respect architectural character whilst incorporating modern comfort and efficiency standards.
We provide complete planning support from initial feasibility through to approved applications. Whether you’re proposing an extension to a listed building, working within Bloxham’s conservation area, planning a loft conversion, or undertaking work that requires building regulations approval, we prepare professional submissions that present your project clearly and address planning considerations effectively. Our experience with Cherwell planning policies helps achieve positive outcomes.
We’re a genuine family business spanning three generations with building heritage going back to the 1950s. Unlike many contractors who heavily subcontract work, we maintain in-house teams for all core building trades. Our Managing Director Henry Lynch started as an apprentice carpenter, won Oxfordshire’s Best Apprentice Award, and progressed through project management to leading our five companies. This hands-on expertise, combined with recent wins at the Oxfordshire Business Awards and finalist status at the Jack FM Brick Awards, demonstrates our commitment to quality and professionalism.
Project timelines vary by scope and complexity, but single-storey extensions typically require 8-12 weeks, two-storey extensions 12-16 weeks, loft conversions 6-10 weeks, and complete renovations several months depending on project scale. We provide realistic schedules based on actual experience rather than optimistic promises, maintain those timelines through professional project management and weekly coordination meetings, and communicate transparently if circumstances require adjustments.
Yes. We specialise in PassivHaus construction and EnerPhit retrofits, making us particularly well-qualified to help Bloxham homeowners create highly energy-efficient homes. Whether you’re building a new extension to exceptional thermal standards or retrofitting a period ironstone property with sympathetic insulation upgrades, modern heating systems, and improved glazing whilst respecting historic fabric, we combine sustainable building expertise with sensitivity to existing architecture and conservation requirements.
The Lynch family’s building heritage extends 75 years, beginning when grandfather John T Lynch worked as a builder throughout the 1950s – including on the site of what is now the Clarendon Centre in central Oxford. His son John Lynch established Lynch Building Contractors in 1984, creating the foundation for what we deliver today. Now in its third generation, brothers John and Henry Lynch continue this proud tradition, bringing both family values and professional excellence to every project we undertake throughout Oxfordshire.
Managing Director Henry Lynch exemplifies our approach to quality and skills development. He started as an apprentice carpenter 14 years ago, earned his NVQ qualifications in carpentry and joinery, and won Oxfordshire’s Best Apprentice Award, presented by the Mayor of Oxford. His progression from apprentice to project manager to Managing Director of five companies in the Lynch Group demonstrates the hands-on expertise that informs every decision we make, every standard we set, and every project we deliver.
With over 50 skilled professionals working across our companies, we offer capabilities increasingly rare in today’s construction industry: genuine in-house expertise across all core building trades. We don’t subcontract carpentry, joinery, or project management to external firms, nor do we rely on agency labour for core work. This approach means superior quality control, seamless coordination between different aspects of your project, and complete accountability from initial consultation through to final completion.
Our professional credentials include TrustMark registration – the Government-endorsed quality scheme providing consumer protection – and membership of the Federation of Master Builders, the UK’s largest trade association in our sector. These memberships aren’t simply credentials on our website; they represent ongoing commitment to the highest standards of workmanship, customer service, professional conduct, and continuous improvement.
Recent recognition includes finalist status for Business of the Year at the Jack FM Brick Awards 2023, and multiple wins at the Oxfordshire Business Awards including Young Business Person of the Year (Henry Lynch) and Property Developer of the Year. We’ve also won a Construction Marketing Award and received Excellence in Carpentry & Joinery recognition – validation from industry peers of our commitment to quality.
However, awards and credentials tell only part of our story. What truly defines Lynch Brother Homes is our operational approach: treating every client like family, maintaining clean and respectful work environments that minimise disruption, delivering projects on time and within budget, communicating transparently throughout, and standing behind everything we build. Most of our work comes from personal recommendations and repeat clients – the ultimate testament to consistent quality and service.
Bloxham’s housing stock ranges from medieval-core ironstone cottages through Georgian and Victorian properties to post-war development and contemporary housing. This diversity requires builders who understand different construction eras, appropriate materials, and sympathetic design approaches for each property type.
Remain consistently popular for creating open-plan kitchen-dining-living spaces that transform how families use their homes. Whether you’re extending an ironstone cottage near Church Street or adding contemporary space to a newer property near the Warriner School, we handle complete service delivery: initial design and architectural drawings, planning permission applications where required, building regulations approval, structural calculations and foundations, brickwork or stonework carefully matched to existing property, roofing with appropriate materials, windows and doors, complete internal finishes including plastering, flooring, electrical and plumbing installations, heating integration, and final decoration.
Provide the most efficient way to add significant space – perhaps a ground-floor kitchen extension with additional bedrooms above. We ensure seamless architectural integration, matching materials (particularly important with ironstone properties where finding matching stone requires expertise), respecting existing proportions and details, whilst incorporating modern building standards for insulation, sound control, and energy efficiency that exceed minimum requirements.
Make excellent use of otherwise wasted space beside properties, particularly relevant in Bloxham where many historic properties have narrow side passages. We’ve completed numerous projects where these spaces have been transformed into extended kitchens, utility rooms, home offices, or additional living areas that significantly improve functionality.
For period properties in Bloxham’s conservation area or listed buildings (of which there are over 130 in the parish, many concentrated in the historic core), we bring specialist expertise in working within planning constraints, preparing compelling applications that demonstrate how proposed extensions respect historic character, use appropriate materials, and meet contemporary family needs without compromising architectural integrity.
Our extension service encompasses architectural design sympathetic to property character, structural engineering calculations, planning and building regulations applications and approvals, complete project management from groundworks to final decoration, and coordination of all trades throughout the process. Explore our home extensions service page for detailed information about how we deliver space that enhances your home.
Loft conversions deliver exceptional value in Bloxham, particularly where extending outwards faces planning restrictions due to conservation area location, or where garden space is limited and homeowners want to preserve outdoor areas. We create beautiful additional bedrooms, home offices, hobby rooms, or teenage retreats in previously unused roof space.
Provide maximum headroom and usable floor area. We construct dormers that complement your property’s existing architecture, carefully matching materials (particularly important with ironstone properties), proportions, and design details to ensure sympathetic appearance that enhances rather than detracts from street scene. This consideration is especially important in Bloxham’s historic core where maintaining village character matters.
Offer economical solutions where existing roof structure provides sufficient headroom. By installing roof windows rather than building dormers, we minimise external alterations whilst flooding your new space with natural light. This approach often faces fewer planning hurdles, particularly in conservation areas where minimising visual impact from street level is important.
Work brilliantly for properties with hipped roofs, extending the roof to create a proper gable end and dramatically increasing usable loft space. This approach particularly suits semi-detached and detached properties where planning regulations permit such alterations and where the resulting form complements surrounding properties.
Every loft conversion includes comprehensive structural work including steel beam installation and floor strengthening to current building regulations, building regulations compliant staircase designed to maximise space efficiency, electrical installations including lighting circuits and power outlets, plumbing for ensuites or bathrooms where required, insulation exceeding current standards for year-round comfort and energy efficiency, complete plastering throughout, flooring appropriate to intended use, and decoration to your specification.
Most loft conversions don’t require planning permission under permitted development rights, though we always verify this for your specific property and circumstances, particularly for properties in Bloxham’s conservation area or listed buildings where different rules apply. Visit our loft conversions service page for complete information about the process and what you can expect.
Bloxham’s building heritage extends from Saxon origins through medieval prosperity reflected in St Mary’s Church, to 16th and 17th century wool trade wealth visible in numerous ironstone cottages, through Georgian and Victorian eras to modern development. This diversity requires builders who understand different construction eras, traditional building methods, and appropriate renovation approaches for each property type.
Demands particular expertise and sensitivity. Whether you’re renovating a 16th century cottage in Sycamore Terrace (where weavers’ cottages survive from the wool trade era), a Georgian property, or a Victorian home, we understand traditional building methods, lime mortar applications essential for breathable walls in solid construction, managing damp appropriately in older properties, maintaining architectural details including stone mullions and ironstone quoins, and working sensitively with historic fabric whilst incorporating modern comfort.
Requires understanding of Cherwell planning policies and respect for Bloxham’s historic character. The medieval street plan of winding streets and alleyways survives in the older parts of the village, with many properties retaining medieval cores hidden by later alterations. We work sensitively within these constraints, preparing applications that demonstrate understanding of conservation principles whilst meeting contemporary needs.
Focuses on updating properties from the post-war era onwards. This often includes reconfiguring layouts for open-plan living popular with modern families, completely updating kitchens and bathrooms to contemporary standards, improving insulation and heating efficiency, upgrading electrical systems to current standards with adequate circuits for modern appliances, and refreshing interiors with quality finishes throughout.
Our renovation service encompasses structural alterations and strengthening, damp investigation, treatment and prevention appropriate to building age and construction, complete electrical rewiring and consumer unit upgrades to 18th edition standards, heating system replacement including modern efficient boilers, plastering and rendering throughout using appropriate materials, all carpentry and joinery work, complete kitchen and bathroom installation, flooring across all rooms, and final decoration to your specification.
For whole-house renovations, we provide comprehensive project management that coordinates multiple trades efficiently, prevents delays through proper planning and scheduling, maintains clear communication throughout, and delivers the finished home you envisioned on schedule and within budget. Our house renovation service page explains our complete renovation capabilities.
Whilst Bloxham isn’t experiencing large-scale new development, plot opportunities occasionally become available, and some homeowners undertake garden development projects. We deliver complete new build homes from foundation to completion, including self-build support for homeowners managing their own projects.
Our new build service includes complete site preparation and foundations designed for ground conditions, all structural work in either timber frame or traditional masonry construction, complete first fix and second fix for all building services, external finishes including brick, render, or appropriate stonework, complete roofing and rainwater systems, all windows and external doors meeting current energy efficiency standards, internal carpentry and joinery throughout, kitchen and bathroom installation, and final decoration.
We specialise in PassivHaus construction and highly energy-efficient building methods – particularly relevant for new homes where current building regulations require exceptional thermal performance. Our expertise in sustainable construction means your new Bloxham home can achieve outstanding energy efficiency whilst maintaining beautiful design, quality finishes, appropriate materials that respect village character, and long-term durability.
For self-builders, we offer flexible support ranging from full project management and construction to specific trade packages where you’re managing the overall project yourself. Visit our new build service page for comprehensive information about new construction projects.
The kitchen remains central to family life, and we create spaces combining functionality, quality materials, and timeless design appropriate to your property character. Our service covers initial planning and design, complete structural alterations if you’re reconfiguring layout (particularly relevant in older Bloxham properties where modernising internal arrangements often requires structural work), removal of existing fittings, all plumbing including waste and supply, electrical work including new circuits and lighting, gas installation where required, quality units and worktops in materials appropriate to property age, integrated appliances, tiling, flooring, proper ventilation systems, and complete decoration. Discover more on our new kitchens service page.
We design and install bathrooms delivering both luxury and practicality. Whether you’re creating an ensuite as part of a loft conversion, renovating a family bathroom in a period property, or adding a downstairs cloakroom, our service includes complete plumbing and drainage, all electrical work including heated towel rails and underfloor heating, full tiling to walls and floors using appropriate materials, quality sanitaryware and fittings, bespoke joinery where required, proper ventilation systems, and complete decoration. View our new bathrooms service page for bathroom inspiration and examples.
As a complete building company, we deliver comprehensive services including roofing repairs and complete replacements appropriate to property age and character, carpentry and bespoke joinery, plumbing and heating installations, electrical work and rewiring, damp treatment and prevention using methods appropriate to building construction, and structural alterations. Our in-house carpentry team, led by directors who both started as apprentice carpenters, maintains exceptional standards in all joinery work.
Through our specialist sister company J&H Lynch, we’re England’s most trusted liquid screed installers. Liquid screed provides the perfect base for underfloor heating increasingly popular in extensions and renovations, delivers exceptional thermal mass contributing to energy efficiency, and creates perfectly level floors for any finish including tiles, wood, or carpet. J&H Lynch also provides external rendering and spray rendering services using advanced technologies.
High-quality finishes transform good building work into exceptional results. Through Noble Painting & Decorating, our specialist decorating company, we provide Oxfordshire’s most trusted painting, decorating, and tiling services. Noble handles everything from complete interior redecoration to specialist external painting on period ironstone properties requiring particular care and appropriate materials.

Every project begins with understanding your goals and your property’s character. We visit your Bloxham home for an initial consultation at no cost and with no obligation, discuss your ideas, assess practical considerations including any conservation area or listed building implications, and provide honest advice about what’s achievable, realistic timelines, and approximate budget ranges based on similar projects.
Following this meeting, we prepare detailed proposals including architectural drawings where required (particularly important for planning applications in Bloxham’s conservation area), structural calculations, and comprehensive specifications that clearly describe work scope, materials appropriate to property age and character, and standards we’ll achieve. For projects requiring planning permission or building regulations approval, we manage the entire application process with Cherwell District Council, preparing professional submissions that present your project compellingly.
Once you’re satisfied with the design and ready to proceed, we provide detailed, itemised quotations that clearly show what’s included, what the project timeline will be, payment terms, and what you can expect at each construction stage. We don’t believe in vague estimates or surprise extras – transparency builds trust, and trust underpins successful projects and lasting client relationships.
During construction, you’ll have a dedicated project manager as your single point of contact. They coordinate all trades, manage the schedule, address questions immediately, and keep you informed of progress throughout. We hold weekly operations meetings where all team leaders discuss project status, upcoming work, any challenges to address proactively, and quality control checkpoints.
We maintain clean, safe work sites throughout, treating your home with the respect it deserves. This matters particularly in Bloxham’s historic core where narrow streets and terraced properties require extra care. Our tradespeople are experienced professionals who understand that building work inevitably causes some disruption and work efficiently to minimise inconvenience through careful planning, effective working methods, and daily site tidying.
Quality control happens throughout the project, not just at completion. Our directors regularly visit active sites, project managers inspect work at each stage, and we ensure building regulations compliance throughout construction. For projects requiring building control sign-off, we coordinate all inspections and provide complete certification upon project completion.
We position ourselves as value-for-money builders, not budget contractors. When you choose Lynch Brother Homes, you’re choosing quality materials appropriate to your property, skilled tradespeople who take pride in their work, proper project management that keeps everything on track, and a company that stands behind its work long-term. This approach costs slightly more than budget options but delivers substantially better results, fewer problems, and greater long-term value.
Unlike many building companies that rely heavily on subcontractors, we employ our own teams for all core trades. This means better coordination between different aspects of your project, consistent quality standards across all work, and complete accountability from start to finish. When one company handles carpentry, plumbing, electrical work, and project management in-house, problems get solved quickly, standards remain consistently high, and you deal with one team throughout.
Being family-run means something specific: we treat your home and your project the way we’d want our own family treated. This isn’t marketing language – it’s operational philosophy embedded in everything we do. Henry and John Lynch maintain direct involvement in projects, our office team knows clients by name, and we build relationships that often extend well beyond individual projects to become multi-generational family connections.
We believe transparent, regular communication prevents problems and builds confidence. You’ll always know what’s happening, what’s coming next, and who to contact with questions. We respond promptly to enquiries, provide updates proactively, and never leave you wondering about project status, progress, or decisions that need making.
Our PassivHaus and EnerPhit capabilities set us apart from typical local builders. If you’re interested in creating a highly energy-efficient home – whether through new construction or retrofitting your existing Bloxham property with sympathetic insulation, modern heating systems, and improved thermal performance – we bring specialist knowledge that few Oxfordshire builders possess.
After 40 years under the current company name and 75 years of family building heritage, we’ve built our business almost entirely on recommendations and repeat clients. This doesn’t happen by accident – it results from consistently delivering quality work, treating people fairly, communicating clearly, standing behind everything we build, and maintaining the professional standards that convert first-time clients into lifelong advocates.
View examples of our completed work on our projects page, where you’ll see the range and quality of building projects we deliver throughout Oxfordshire, from period property renovations to contemporary extensions and new builds.
Bloxham occupies a distinctive position in North Oxfordshire, just three miles southwest of Banbury, large enough to support two schools, several shops, and active community facilities, yet retaining strong village character defined by its medieval heritage and ironstone architecture.
The village’s name derives from 6th century Anglo-Saxon “Blocc’s Ham” (the home of Blocc), with the Domesday Book recording “Blochesham” in 1086 as a prosperous settlement with six mills trading in wool and corn. This Saxon settlement on the banks of a tributary of the Sor Brook developed into one of the most important villages in medieval Oxfordshire.
St Mary’s Church dominates the village, described by architectural historian Jennifer Sherwood as “one of the grandest churches in the country.” Its 14th century tower and spire rises 198 feet, making it the highest church spire in Oxfordshire and a landmark visible across the surrounding countryside. The church’s scale reflects Bloxham’s medieval wealth from the wool trade. Most of the present building dates from the 14th and 15th centuries, with intricate stone carving and surviving wall paintings. The church was extensively restored by Gothic Revival architect G.E. Street between 1864 and 1866, who also created the current pulpit, choir stalls and reredos. The 1868-69 stained glass includes work by Edward Burne-Jones, William Morris, and Philip Webb.
The medieval street plan survives in the narrow winding alleys of the historic core, where many ironstone buildings retain medieval cores hidden by later exteriors. Sycamore Terrace contains 17th century weavers’ cottages from the wool trade era, whilst other ironstone buildings along High Street and Church Street date from the 16th and 17th centuries when Bloxham’s prosperity peaked.
The Bloxham Feoffees, formed around the time of the Norman Conquest, comprised 8-16 local yeomen responsible for village well-being. In return for helping the poor and maintaining infrastructure like bridges, they were bequeathed money and land by the Crown. They continue operating today, providing financial help to Bloxham residents and owning land including property rented to the Warriner School.
Bloxham School, the independent co-educational boarding and day school founded in 1860, occupies substantial grounds in the village centre. Its impressive buildings and 200-capacity chapel contribute to village character, and the school opens some sports facilities to the public.
The Warriner School, founded in 1971 as a state secondary school, added a sixth form in 2013 and now educates approximately 1,500 pupils aged 11-18. Notably, it operates a 120-acre working farm – rare for a state school – providing hands-on agricultural and environmental education. The school serves villages throughout northern Cherwell District.
Bloxham Mill, formerly a carpet factory, now hosts over 100 businesses and provides community facilities including a café, gym, and conference spaces. This conversion reflects Bloxham’s adaptation from its industrial past to a modern mixed economy whilst maintaining village character.
The A361 runs through Bloxham, connecting Banbury with Chipping Norton and the Cotswolds. The village sits on what was historically a turnpike road, straightened in 1815 to follow its current course.
Lies immediately adjacent to Bloxham’s west, a smaller village where St Laurence Church forms part of the same benefice as St Mary’s Bloxham. The 13th century church (rebuilt by G.E. Street in 1860) and period properties require builders who understand traditional construction and conservation considerations. We work regularly in Milcombe on sympathetic renovations and extensions.
Sits to the northwest, the third parish in the combined benefice with Bloxham and Milcombe. This agricultural village retains strong rural character where period property renovation requires particular expertise in traditional building methods.
Lies two miles east, a larger village with its own primary school and strong community. The proximity means many Adderbury residents attend the Warriner School, and we serve both communities regularly, understanding the planning contexts and building characteristics of each area.
Sits between Bloxham and Banbury, a village that has grown significantly with recent development but retains historic core including its 13th century church. We work throughout Bodicote on both period property renovations and work on newer housing.
To the west and…
To the south represent smaller settlements where conservation considerations and rural character influence building projects. Our experience with traditional methods and sensitive design serves homeowners well in these villages.
Lies between Bloxham and Adderbury, a compact settlement where we’ve completed renovation and extension work on properties ranging from period cottages to more recent homes.
Just three miles northeast, provides the main shopping, employment, and transport hub for the area. Mainline rail services to London Marylebone (approximately 50 minutes) and Birmingham, plus Junction 11 of the M40, make this an excellent location for commuters. Many Bloxham residents work in Banbury, and we maintain active project portfolios in both communities.
The A361 corridor and good connectivity make Bloxham an attractive location where thoughtful home improvements add genuine value to properties spanning from medieval ironstone cottages through to contemporary housing.
We serve all areas of Bloxham and surrounding North Oxfordshire communities from our base in Cumnor. Whether you’re planning a single-storey extension to an ironstone cottage, a loft conversion in a family home, complete renovation of a period property, new build project, or specialist work including kitchens, bathrooms, or sustainable retrofits, we’d welcome the opportunity to discuss how we can help.

Contact us to arrange a no-obligation consultation at your Bloxham property. We’ll discuss your project, provide honest advice about what’s achievable, explain realistic timelines and budgets based on similar work, and describe how our approach delivers the quality and service your home deserves.
Our current lead times typically run 4-8 weeks from accepting a quotation to project commencement, varying by project size, complexity, and seasonal demand. For emergency repairs or urgent work, we can often accommodate more quickly. We always provide realistic timelines rather than promising what we can’t deliver, and we schedule work to ensure your project receives proper attention from start to finish.
Yes. All structural work comes with comprehensive warranties, and our TrustMark registration provides additional consumer protection. We ensure all electrical work receives proper certification to 18th edition standards, gas work meets current safety regulations, and building regulations sign-off is obtained for all notifiable work. We stand behind everything we build and remain available to address any concerns that arise.
Absolutely. We have extensive experience working with listed buildings and within conservation areas, understanding the additional planning requirements, appropriate materials and methods, and sensitive approaches required. We prepare professional applications for listed building consent where required and work closely with conservation officers to ensure appropriate outcomes that respect historic fabric whilst meeting modern needs.
Kitchen extensions creating open-plan living spaces remain consistently popular across all property types. Loft conversions provide excellent value, particularly in the historic core where extending outwards faces greater constraints. Period ironstone property renovations are increasingly common as homeowners update older properties to modern comfort standards whilst retaining historic character. Two-storey extensions also feature regularly for growing families needing additional bedrooms.
We complete projects year-round and work with families to minimise disruption. Given Bloxham’s two schools and family-oriented community, we understand the importance of timing. Some clients prefer scheduling major internal work during term time when children are at school, whilst others choose holiday periods when families can be away. We’re flexible and will discuss scheduling that works best for your circumstances.
Older properties, particularly Bloxham’s ironstone cottages, sometimes reveal hidden problems once work begins – outdated wiring, structural issues, damp problems, or construction details differing from what’s visible externally. We address these promptly, explain clearly what we’ve found, provide options and associated costs for remedial work, and discuss any impact on schedule. Our experience means we anticipate many potential issues during initial surveys, but complete transparency is our policy when unexpected challenges arise.
We’re happy to provide references from previous clients in Bloxham and throughout North Oxfordshire. Most of our work comes from recommendations, and satisfied clients often volunteer to speak with prospective customers about their experience working with us. The fact that we regularly work in Bloxham reflects our established reputation in the area.
